The file series, briefly
The number CMDA gives a building or layout when it grants planning permission. It is printed on the approved plan, and it is the number to quote when you ask the authority about a file.

When it helps with land
An approval number in a deed
A sale deed or a brochure quotes a CMDA approval number. Search it and see which building and address it was granted for.
A plot in an approved layout
Search the layout series by the promoter or the street to see whether the layout was approved by CMDA.
An older building
Buildings approved before the current online system often sit in these file series rather than in the planning permission register.
A file here shows that CMDA approved a plan for a site, not that the building as built matches it or that the seller owns it. Ask for the approved plan and the completion certificate, and check the title in the revenue and registration records.

How do I check if a layout is CMDA approved?
Pick the layout series and search the promoter, the street or the approval number from the plot documents. Read the site address on the file to be sure it is the same layout.
What is an ordinary building?
A building below the special building limits in height and dwelling units. Most houses and small apartment blocks are ordinary buildings.
How is this different from the CMDA register search?
