Revenue Department (Patta)
We read the patta every night. When the name of the holder changes, you get a notification with the previous and the new holder on the property's page.
Registration Department
We monitor the Registration Department daily. Any new sale deed, gift deed, mortgage, release deed, or other registration on your survey number triggers an alert.
The Plot From Space
Every clear satellite pass, about one a week, is compared with the land around it and with the same weeks a year earlier. New construction, clearing, earthwork or water that holds for two months triggers an alert.

A new registration is read from the encumbrance certificate: document number, type, date, the parties and the value. It stays on the property's page with every check we ran.

Town plots, searched the right way
In towns, deeds are often filed under the old survey number. For a town survey plot we search the old number the land register names, by plot where it has one, and keep only your plot's entries.
A long history is never read as empty
When the department sends a long certificate by email instead of on screen, the check is marked pending and followed until the certificate arrives, never reported as "no records".
No charge for a plot we cannot search
If the survey number or the registration office for a property cannot be confirmed, it is not added and nothing is charged, so you never pay for a check that could not run.

Each square of a satellite picture covers 10 m by 10 m of ground, so a plot smaller than 10,800 sq ft (about a quarter acre) is watched together with a strip around it, and an alert says the change is on the plot or right next to it. Where the survey map does not draw the plot, the watch covers its parent survey, or the ground around the pin you set. It sees a new building, cleared land or standing water, but not a fence or a compound wall.
