The EC, briefly
The registration department's list of every registered document touching a property in a period, issued for the sub registrar office that holds the village. In Tamil it is called villangam.

Finding a deed number
Every entry carries its document number, which is what a certified copy is ordered by.
An EC lists registered documents only. An empty EC is not proof that land is clear, and an EC never shows an unregistered sale agreement, a court case or a bank charge filed only on CERSAI. Read it with the patta, a CERSAI search and a court search.

How do I get an encumbrance certificate online in Tamil Nadu?
Choose the property above with a pin on the map, by survey number, by office and village, by plot or flat, or by document number, and press Run. The EC is pulled from the registration department for the office that holds the village, and kept as a report on your account.
Why is the office and its years shown first?
Villages move between sub registrar offices over the decades. An EC for 1985 to 1995 may have to be searched at a different office from today's. The coverage table shows which office held the village when.
What does it cost?
The price is shown on the Run button, and it includes the summary: the current owner, the chain of owners, any mortgage still open and the points to note. It is charged only when transactions come back; a search that returns nothing is not charged.
Can I open the EC again later, or send it to my lawyer?
Yes. Every paid pull is kept as an EC report with its own link. Anyone you send the link to can open the EC and its summary, and the certificate PDF, at any time.
What if the register has too many entries?
On a busy register the department will not show the certificate on screen and emails it instead. We ask for it and send it to your account's WhatsApp number as soon as it arrives, usually within a few hours and at most a few days. Nothing is charged for that search.
The list is empty. Is the land clear?
Not necessarily. The register may hold the property under a sub-division, a different survey after a resurvey, or a plot number in a layout. Try the sub-division, or the subdivisions mini to see how the survey is split.
Can I get a certified copy of a deed listed here?
Yes. Every transaction with a document number carries a Certified copy button, and several can be ticked and ordered together. It is ordered from the office that registered that document and lands in your account; a copy you already hold is returned for nothing.
Does the EC show bank loans?
It shows mortgages registered at the sub registrar office. A charge a bank filed only with CERSAI does not appear, so run the CERSAI check as well.
