What it does

The encumbrance certificate is the registration department's list of every registered transaction touching a property in a period. This mini pulls it live for a survey number and reads it: the entries, the parties, the consideration, and which entries are mortgages or charges that may still bind the land.

What you give it

The village or town and the survey number, with the sub-division when the deed quotes one. A date range is optional; without it the full available history is searched.

How to read the result

Each row is one registered document in date order. A sale moves ownership; a mortgage or charge binds the land until a release appears later in the list. An empty result means the office found nothing for that survey in that period, which is not the same as the land being clear: check the sub-division and the years the office holds.

The registration department's encumbrance search for the sub registrar office that holds the village, with the office and its years of coverage read from the department's village index.

Questions people ask

Short answers, no jargon.

Why is the office and its years shown first?

Villages move between sub registrar offices over the decades. An EC for 1985 to 1995 may have to be searched at a different office from today's. The coverage table shows which office held the village when.

What does it cost?

One credit per pull, charged only when transactions come back. A search that returns nothing is not charged.

The list is empty. Is the land clear?

Not necessarily. The register may hold the property under a sub-division, a different survey after a resurvey, or a plot number in a layout. Try the sub-division, or the subdivisions mini to see how the survey is split.

Can I get a certified copy of a deed listed here?
