Banks register their mortgages on CERSAI. A charge there binds the property whoever holds the deed. This mini searches the registry for the parcel under a pin.

Charged when the register answers, whether it holds a record or not: a clear answer is the answer. You see your balance before you approve, and only a search that fails is not charged.
Charges with the lender and date when found. No charges found is a good sign; a partial read means the registry did not answer for every asset and is not a clean bill.
