The RERA register, briefly
RERA registration is the entry a promoter must make with the state Real Estate Regulatory Authority before advertising or selling apartments or plots in a project covered by the Real Estate (Regulation and Development) Act, 2016.

RERA registration proves the project is on the authority's register, not that the promoter owns the land or that it is free of loans. Check the title, the encumbrance certificate and the approved plan separately before you pay.
Questions people ask
How do I check whether a project is RERA registered in Tamil Nadu?
Type the project name or the RERA number from the brochure and press Run. If it is on the register, you see its registration number, promoter, registration date, promised completion date and status.
The project is not there.
Search by the promoter or a phrase from the address. Names on the register often differ from marketing names. A project that is truly absent, and is large enough to need registration, is a serious warning.
Is registration a title check?
No. It proves the project is on the authority's register. Ownership, loans on the land and the approved plan are checked separately.
Why does the city filter miss some projects?
The register has no city column, so the city is matched against the address text. On the current register the only address stored is the promoter's office, not the site, so a project in one city by a promoter based in another may not appear under the site's city. Search by name or number instead.
What does the status mean?
It is the status the register gives. "Not completed" also includes projects whose status the register left blank, which the answer marks as not stated.
Can I see the project documents?
Yes, where the register holds them. Each match links to its record, with documents such as the registration certificate, the approval details and the carpet area statement.
