What is searched
Under the RERA Act, the promoter is the person or company that develops a real estate project and registers it with the state RERA, and answers for it to buyers.

How to check a builder's background in Tamil Nadu

Use the company name as it appears on the agreement or the RERA certificate, not only the brand. At least three letters.

Every match is on the name alone, so a firm with a similar name can appear, and a clean dossier is not a clean title. Confirm each adverse entry is this builder, and check the specific project's land title, encumbrance and approved plan before you pay.

How do I check a builder's background in Tamil Nadu?
Type the builder, promoter or project name and press Run. The project and planning registers are searched together, and you see the registered projects, then any lapsed files, complaint orders, violations and sealed buildings.
The counts are zero.
Either the name is written differently on the registers or the builder has little on them. Registers often use the firm's legal name, not the brand name, so try that, or search a project with the RERA project mini.
Is the standing line a verdict on the builder?
No. It is a summary to start from. A complaint order is an order on one complaint, not a verdict on the builder. Read the adverse rows themselves.
Why does a project appear that is not theirs?
A project that only carries the name in its title is listed apart, marked as project name only, and is not counted as the builder's. Only projects where the name is the promoter count.
Does it cover court cases?
No. It reads the project and planning registers. For litigation, search the company or its directors with the court cases by name mini.
Does it cover builders outside Chennai?
The project registers cover all of Tamil Nadu. The violation and sealing registers cover the Chennai metropolitan area only.
