Which properties has this person mortgaged? Search CERSAI by PAN

Give a PAN, a CKYC number or a company's registration number and the national CERSAI registry is searched for every security interest a lender has registered against that borrower, on property anywhere in India. Each one comes back with the property, the lender, the amount secured, the date and whether it is still active.

Run it for 2 credits

Sign in with your phone to run it. You see the price and approve it before anything runs.

What the answer holds
  • The portal's own form and rule, so a search it would refuse is stopped before anything is charged
  • Every matching asset read, page after page, with the lender, amount, date and status of each charge
  • A name search shown as name matches, exact names first, never as charges proven against the person
  • CERSAI's own search report and a full PDF of every match

What we need

One thing at a time. Fill it in and press Run.

Enter the PAN, or the name with a PAN, date of birth, CKYC or registration number. CERSAI does not search a name alone.

On its own, an exact match on this person or company.

You will see the price and your balance before it runs.

The answer

From the register, with its date and source.

Nothing run yet. The answer appears here with everything this mini adds:

  • The portal's own form and rule, so a search it would refuse is stopped before anything is charged
  • Every matching asset read, page after page, with the lender, amount, date and status of each charge
  • A name search shown as name matches, exact names first, never as charges proven against the person
  • CERSAI's own search report and a full PDF of every match
The basics

Searching by the borrower, briefly

The search of the national CERSAI registry by the borrower rather than the property: the security interests lenders have registered against a person or company, found by their PAN, CKYC number, registration number or name.

An exact answer
PAN alone

A PAN, CKYC number or registration number on its own matches that one person or company. No result is a real answer for that identifier.

A name
Many people

A name brings in every borrower CERSAI holds under a similar name across India, and the registry shows no borrower's PAN, so those are matches to check.

What comes back
Every charge

Each matching property with its lender, amount, date, status and co-borrowers, and CERSAI's own search report beside a full PDF.

How it works

How to search CERSAI by PAN

  1. 1

    Pick the type of debtor

An individual, a company, a firm, a trust or any of the types CERSAI lists. The form shows the fields the registry asks for that type.

  2. 2

    Enter the PAN

Or the CKYC number, or a company's CIN. A name can be added, but only with one of these beside it: CERSAI does not search a name alone.

  3. 3

    Read the charges

Every security interest registered against the borrower, the active ones marked. The search takes a few minutes.

Where it helps

When it helps with land

Before lending to a borrower

See what the applicant has already pledged to other lenders, property by property.

Checking a seller

Find mortgages the seller has registered anywhere in India, not only on the property being sold.

A company or firm

Search by CIN, LLPIN or registration number for the charges registered against a business.

Worth knowing

No security interest on CERSAI does not mean no loan: the registry holds what lenders register with it, so read it beside the encumbrance certificate. A search that includes a name is a list of name matches to check, never a list of the person's own charges.

Questions

Questions people ask

Can I search CERSAI by PAN number?

Yes. Choose the type of debtor, enter the PAN and press Run. CERSAI's Debtor Based Search returns every security interest registered against that PAN on immovable property.

Can I search CERSAI by name alone?

No. CERSAI does not search a name on its own: an individual's name needs a PAN, date of birth or CKYC beside it, and anyone else's a PAN, CKYC or registration number.

Why did a name search find charges when the PAN search found none?

A name brings in every borrower the registry holds under a similar name across India, and CERSAI does not show their PAN, so most of those belong to other people. The PAN on its own is the exact answer.

Is no security interest the same as no loan?

No. CERSAI holds what lenders register with it. A loan a lender never registered there, or a charge recorded only at the sub registrar office, will not appear. Read it with the encumbrance certificate.

Do I get CERSAI's own report?

Yes, CERSAI's search report comes with the answer, beside a PDF that lists every match. CERSAI's own report covers one property, the one it names; the full PDF covers them all.

How long does it take and when is it charged?

A few minutes, as it is a live search of the national registry. It is charged only when an answer comes back, at the price shown on the Run button.
