India Post cuts the map of India into a 4 by 4 grid, then cuts the chosen square 4 by 4 again, ten times. Each character of a DIGIPIN names one square at one step, so the first narrows India to about 1,000 km and the tenth to about 4 m.

When it helps with land
A plot with no door number
Vacant land has no street address. The DIGIPIN of the gate or a corner stone says exactly where it is.
Site visits
Send the code to a buyer, surveyor or builder. Decoded anywhere, it lands on the same 4 m square.
Beside the survey number
A deed names land by its survey number. The DIGIPIN tells a stranger where to stand when they get there.
A DIGIPIN says where, never whose. Before any money moves, check the survey number and the owner in the revenue records.

One code covers a square about 4 m across (about 3.8 m in Tamil Nadu). Decoding gives the centre of that square, so it is within about 3 m of any point inside it.
Is a DIGIPIN the same as a pincode?
No. A pincode covers the whole area a post office delivers to. A DIGIPIN names one small square inside it. Use both together: the DIGIPIN for the exact spot, the pincode for the post.
Can two houses have the same DIGIPIN?
Only if both fall inside the same 4 m square. A large plot spans many codes, so pick the gate or the main entrance and use that code.
Does a DIGIPIN ever change?
No. The code is worked out from the coordinates on a fixed grid, so the same spot always gives the same code.
Is DIGIPIN official?
Yes. It is published by the Department of Posts. This tool uses the published grid and gives the same codes as India Post's own reference examples.
Does a DIGIPIN prove who owns the land?
No. It says where a spot is, not whose it is. Ownership is in the patta and the revenue A-register, which the land record and owner minis read.
