Zone and restriction check

Pick the layers that matter, coastal, flood, forest, airport, heritage, power lines, water bodies and more, and get a dated verdict for each at your pin.

Charged when the register answers, whether it holds a record or not: a clear answer is the answer. You approve every run first, and a search that fails is not charged.

What we need

One thing at a time. Fill it in and press Run.

Drop a pin, paste a Google Maps link, or use your location.

No pin yet. Tap the land, paste a link, or use your location.

One credit for the whole run, however many layers you tick.

You will see the price and your balance before it runs.

The answer

From the register, with its date and source.

Nothing run yet. The answer appears here with everything this mini adds:

  • A verdict per layer with the distance or the zone name behind it, not a bare yes or no
  • Honest coverage: a layer that does not map your district says so instead of showing clear
  • Severe layers you did not tick are swept too, and flagged if they hit

How this works

What it reads, what it needs, and how to read the answer.

What it does

Whether a plot can be built on, and how, depends on a stack of regulatory and environmental layers: coastal regulation, flood extents, reserve forest, airport height limits, monument buffers, power corridors, wetland and catchment protections, endowment registers. This mini runs the ones you pick at a single point.

What you give it

A location and the layers to check. Tick a few or many; the run is one credit either way.

How to read the result

Each layer returns clear, flagged or not covered, with the zone name or the distance measured. Not covered means the layer holds no data for that district, which is not the same as clear. Layers marked as severe are swept even when you did not tick them and appear only if they hit.

Where the data comes from

The state GIS zone layers and the endowment and forest registers, read at the pin, with the parcel located from the revenue cadastral layer.

Questions people ask

Short answers, no jargon.

Is a clear result a guarantee I can build?

No. It means that layer holds nothing at that point. Approvals still depend on the planning authority, the development rules and a site inspection. For a full picture run the 33+ check verification in LandLens One.

What does not covered mean?

Some layers exist only for certain districts, the aquifer and Redhills catchment layers for Chennai and Tiruvallur for instance. Outside them the layer has no data, and the mini says so rather than showing clear.

Why is it one credit for many layers?

The layers are read from our own registers at one point in one pass. The credit is charged only when at least one layer returns a real verdict.

How current are the layers?

Each layer is refreshed on its own cadence from the state GIS and the registers. The verdict carries the layer's own zone names and distances.

Still unsure? Ask LandLens One, it can reason about this parcel with you.
