Minis ยท Planning and building

Planning authority at a point

Who approves a building plan or layout for this land: CMDA, DTCP, a local planning authority or the local body, from the state planning boundary layer.

1 credit per run
Sign in to run this
Charged only when a record comes back. You approve every run first, and nothing found means nothing charged.

What we need

One thing at a time. Fill it in and press Run.

Drop a pin, paste a Google Maps link, or use your location.

No pin yet. Tap the land, paste a link, or use your location.

You will see the price and your balance before it runs.

The answer

From the register, with its date and source.

Nothing run yet. The answer appears here with everything this mini adds:

  • The parcel under the pin, so the answer is tied to a survey number and not a vague locality
  • The jurisdiction type (corporation, municipality, town or village panchayat) that decides which rulebook applies
  • The local planning authority name where one exists between the state body and the local council

How this works

What it reads, what it needs, and how to read the answer.

What it does

Building plan and layout approvals in Tamil Nadu are given by different authorities depending on where the land sits: CMDA inside the Chennai Metropolitan Area, DTCP or a local planning authority elsewhere, with the local body issuing the permit. This mini reads the boundary layer at your pin.

What you give it

A location. Drop a pin on the map, paste a Google Maps link, or use your current position.

  • The jurisdiction type (corporation, municipality, town or village panchayat) that decides which rulebook applies
  • The local planning authority name where one exists between the state body and the local council
What it costs
1 credit per run

Charged only when the record comes back. You see your balance before you approve, and a run that finds nothing costs nothing.

How to read the result

The authority named is the planning body for the point. The jurisdiction line says what kind of local body the land is in, which decides the rulebook and the fee schedule. The layer's own district, taluk and village names can differ slightly from the revenue names.

Where the data comes from

The state planning authority boundary layer, read at the pin, and the revenue cadastral layer that locates the parcel.

Questions people ask

Short answers, no jargon.

What is the difference between CMDA and DTCP?

CMDA is the planning authority for the Chennai Metropolitan Area. DTCP, the Directorate of Town and Country Planning, covers the rest of the state through its regional offices and local planning authorities.

Who actually issues the building permit?

The local body, the corporation, municipality or panchayat, issues the permit after the planning authority's clearance where one is needed. For small residential buildings the local body may approve on its own.

Why does it cost a credit?

The authority layer is a statewide spatial read and the answer is tied to the parcel under your pin. It is charged only when an authority is found.
