The guideline value is the minimum rate the Registration Department uses to charge stamp duty and registration fee on a property in Tamil Nadu. This mini finds the parcel under your pin and returns the rate published for it, or for the street it sits on in a city.

The rate is per square foot for city streets and per unit as registered for village surveys, and it carries the revision date it was published on. A rate without a date is not quotable, which is why every answer here is dated.

Is the guideline value the same as the market value?
No. The guideline value is the floor the Registration Department charges duty on. Market prices in Tamil Nadu usually sit above it, sometimes well above. Use the Price Map for real registered sale prices near a plot.
Why does my city plot show a street rate rather than a survey rate?
Inside corporation and municipal limits the register is kept by street, not by survey number. The mini returns the rate of the street the parcel sits on and says so.
How current is the rate?
Every answer carries the revision date of the register it comes from. Tamil Nadu last revised guideline values statewide in 2024, with earlier revisions in 2017, 2012 and 2007.
Does this cost anything?
