Where a street's guideline value sits in its locality

Name the village, and a street if you have one. You get the street's guideline rate and how it compares with its village, its sub-registrar office and its zone: the lowest, median and highest street rates in each, with the cheapest and dearest streets named.

Free. Sign in once with your phone to run it.

The basics

What the comparison shows

The guideline value is the rate the registration department fixes for land in each street or survey. Stamp duty is charged on it or on the price paid, whichever is higher.

Three rings
Village, office, zone

Each with the number of priced streets and the lowest, median and highest rate per square foot.

Named streets
Cheapest and dearest

The streets at either end of each ring, taken from that same ring, never from a neighbouring village.

No street needed
Whole village

Leave the street empty to see how rates spread across the village alone.

How it works

How to compare a street's guideline value with its area

  1. 1

    Type the village

As the guideline register writes it. The guideline value mini shows that spelling at a pin.

  2. 2

    Add the street

Optional. Add the sub-registrar office or the zone to narrow a common name.

  3. 3

    Read the position

The street's rate against the village median, and the range in each ring.

Where it helps

When it helps with land

Judge a rate

A rate alone says little. Against its village it reads as high, typical or low.

Choose between streets

Two plots in the same village on different streets can carry very different rates, and so very different duty.

Find the cheaper streets

The cheapest streets in the village and office are named, as a place to start looking.

Worth knowing

These are the registration department's rates, not market prices, and a street at the top of its village is not proof that buyers pay more there. Compare real sale prices nearby, and check the owner in the revenue records before any money moves.

Questions

Questions people ask

What does this tell me that the guideline value does not?

Whether the rate is high or low for its area. It places the street against the lowest, median and highest rates of its village, its sub-registrar office and its zone.

Which year's rates are used?

The 2024 revision of the registration department's street guideline register.

Do I need a street name?

No. With only a village you get the village picture: how many streets are priced and the range of their rates.

No priced streets found.

Use the village name as the guideline register writes it. The guideline value mini shows that spelling at a pin.

Is this the market price of the area?

No. Every figure is a register rate. For prices actually paid, use the Price Map.
