Questions people ask
How do I calculate the value of my building in Tamil Nadu?
Take the PWD plinth area rate for its walls, joinery and roof, multiply it by each floor's plinth area in square metres, deduct depreciation for its age from the published table, and add the regional percentage. This mini does that on the department's own rate tables.
Why is the first floor rate lower than the ground floor rate?
The ground floor carries the foundation and the plinth, so it is rated highest. The first floor is the cheapest per square metre, and each floor above the second adds a fixed amount to the second floor rate.
How much is added for the region?
Chennai corporation and the belt of 32 km around it add 20%. Coimbatore, Erode and Tiruppur add 15%; Trichy, Madurai, Salem, Tirunelveli, Thoothukudi, Vellore and the hill areas add 10%; municipal limits add 5%; everywhere else nothing.
How is depreciation calculated on a building?
From a published age table capped at 60 years, not a straight line. Cement mortar buildings reach 9.562% at 10 years, 26.03% at 30 years and 45.284% at 60 years; mud mortar buildings follow a steeper table.
Does the building value include the land?
No. It values the structure only. The land is valued on the guideline value, so the registration value of a house is the land at the guideline value plus this building value.
How to calculate an old building value?
Enter its age in years, up to 60, and choose the rate period that covers the date you need. The depreciation for that age comes off each floor's value before the regional addition.
How many square metres is a square foot here?
The department takes one square foot as 0.0929 square metres and one foot as 0.3048 metres, and this mini uses exactly those factors.
