CMDA land use zone at your plot

The CMDA Second Master Plan for the Chennai Metropolitan Area (horizon 2026, about 1,189 sq.km) gives every plot a land use zone, such as primary residential, mixed residential, commercial, institutional, industrial or open space, and that zone decides what may be built there. How to find the CMDA land use zone of a plot

A commercial use needs a zone that allows it. Read the zone before paying a commercial price.

Industrial or open space zoning

A plot zoned industrial, agricultural or open space is not a house site, whatever the layout brochure says.

Instead of reading the map sheet

Searching for the CMDA land use map and matching colours by eye is slow. The pin gives the zone of the plot itself.

Worth knowing

The zone is information, not an approval. CMDA's sanctioned plan, any later reclassification and the building rules decide what is built. A pin inside the metropolitan area with no zone on the map is a gap in the map, not proof the land is outside CMDA. Price: 1 credit per pin, charged only when the layer gives a real answer.

How do I check the CMDA land use of my plot?

Where can I see the CMDA land use map?

What is the difference between CMDA and DTCP?

CMDA (Chennai Metropolitan Development Authority) plans the Chennai Metropolitan Area. The Directorate of Town and Country Planning (DTCP) and local planning authorities plan the rest of Tamil Nadu. For a DTCP town, use the master plan zone check.

Which areas does it cover?

Chennai, Tiruvallur, Kancheepuram and Chengalpattu districts. Outside them the answer says not covered rather than clear.

Is the zone the final word on what I can build?

No. It is what the master plan zones the land as. CMDA approval, any change of land use granted since, and the Tamil Nadu Combined Development and Building Rules, 2019 decide the building.

How much does it cost?
