When it helps with land
Land on a town's edge
Plots sold as house sites near Madurai, Coimbatore, Tiruppur or Chengalpattu can be zoned agricultural or industrial in the master plan. Check before the advance.
A commercial use
A shop, school or clinic needs a zone that allows it. The master plan zone is the first thing the planning authority reads.
Knowing whom to ask
The answer names the planning body whose plan covers the plot, so you know where the approval will be decided.
The zone is information, not an approval. A reclassification granted since the plan was made, and the building rules, decide what is built, and the planning authority has the final word. What is a DTCP master plan?
It is the land use plan the Directorate of Town and Country Planning prepares for a town outside Chennai through its local planning authority. Each town has its own, zoning land for residential, commercial, industrial, agricultural and other uses.
What happens if my property is outside the master plan area?
Building there is governed by the Tamil Nadu Combined Development and Building Rules, 2019, with permission granted through the local panchayat or municipality. The answer says when no master plan zone lies under the pin.
Can I build a commercial building in a residential zone?
Generally not in a purely residential zone, though small shops and offices may be allowed in mixed residential zones or on main roads. Check the rules for your zone with the planning authority.
What about the CMDA master plan for Chennai?
The Chennai Metropolitan Area follows the CMDA Second Master Plan (2008 to 2026), and a Third Master Plan for 2027 to 2046 is being prepared. For the zone at a Chennai plot, use the CMDA land use check.
How do I get building plan approval?
Check the zone, engage a licensed architect or engineer, and apply to the DTCP, the local planning authority or the local body named for the area. Obtain the completion certificate after construction.
