Under the CRZ Notification, 2019 the Coastal Regulation Zone runs up to 500 m inland from the High Tide Line, and in rural stretches the No Development Zone is 50 m (CRZ-IIIA) or 200 m (CRZ-IIIB) from it. CRZ, briefly
The strip of coast, tidal water bodies and the sea where building is regulated under the CRZ Notification, 2019 of the Ministry of Environment, Forest and Climate Change, graded CRZ-I (ecologically sensitive) to CRZ-IV (water area).

Read the verdict
Inside a zone reads Flagged with its category, such as CRZ-II or CRZ-IIIA. Outside, the answer gives the distance to the nearest mapped zone and says when it is within 500 m.
When it helps with land
East Coast Road and the beaches
Along ECR, Kovalam, Mamallapuram, Ennore or Pulicat, the CRZ category and the distance from the High Tide Line decide whether, and how far back, a house can be built.
Near a tidal creek or backwater
The zone follows tidal water inland, so a plot by a creek or an estuary can be in CRZ even when the sea is far away.
Before a coastal resort or farmhouse deal
A plot in CRZ-I, or inside the No Development Zone, is worth far less to a builder than the asking price assumes.
The map reading is a first look, not a CRZ clearance. The exact High Tide Line, the category on the approved coastal zone management plan and any clearance come from the Tamil Nadu State Coastal Zone Management Authority. Inland the answer is simply the distance to the nearest coastal zone.
Questions people ask
How do I check whether my land is in a CRZ zone?
Drop a pin on the land and press Run. The answer gives the CRZ category if the point is inside a mapped coastal zone, says whether the survey number is on the register of CRZ land, and otherwise gives the distance to the nearest zone.
What are the CRZ zones?
Under the CRZ Notification, 2019: CRZ-IA is ecologically sensitive areas such as mangroves, sand dunes and turtle nesting grounds; CRZ-IB is the inter-tidal zone between the Low and High Tide Lines; CRZ-II is substantially built-up urban area; CRZ-III is rural area, split into IIIA and IIIB by population density; and CRZ-IV is the sea and tidal water bodies.
How far from the sea can I build?
In CRZ-IIIA nothing may be built within 50 m of the High Tide Line, and in CRZ-IIIB within 200 m. In CRZ-II building follows the line of existing roads and authorised structures, and CRZ-I areas are largely closed to new construction.
Can I build a house in a CRZ area?
Often yes, with limits. In CRZ-II construction is allowed on the landward side of existing approved roads or structures, and in CRZ-III beyond the No Development Zone. The Tamil Nadu State Coastal Zone Management Authority decides what is permitted on a given plot.
What is the mangrove buffer?
Where a mangrove patch is larger than 1,000 sq m, the CRZ Notification, 2019 keeps a 50 m buffer along it, which counts as CRZ-IA.
Is a clear result a guarantee I can build?
No. It means the coastal zone map holds no zone at that point and the register does not list the survey. The High Tide Line, the approved coastal zone management plan and the planning authority still decide.
