Is there a lake, tank or kulam on or next to this plot?
Building on tank land or a poramboke water body is not permitted at all, and a plot within 15 m of a tank or watercourse comes under Rule 27(1) of the Tamil Nadu Combined Development and Building Rules, 2019. This check reads the state register of 119,797 mapped tanks, ponds, lakes and reservoirs at your pin: whether the plot is inside one, and how far the nearest is within 1 km, measured from the plot's edge.

- Inside a water body, within 15 m of one, or the nearest within 1 km with its distance
- Measured from the plot boundary where the parcel is mapped
- The severe layers (monument buffers, reserve forest, Ramsar wetland, swamp, flood, water bodies, the Redhills catchment) swept at the same pin, shown only if they hit

Nothing run yet. The answer appears here with everything this mini adds:
- Inside a water body, within 15 m of one, or the nearest within 1 km with its distance

The water body check, briefly
An eri is an irrigation tank held by an earthen bund; a kulam is a small community pond for domestic use and livestock; an oorani is a village drinking-water pond. All three are water bodies in the revenue records.
- Mapped
- 119,797
Tanks, ponds, lakes and reservoirs across the 38 districts of Tamil Nadu, read from the state water body register.
- Flag line
- 15 m
Within 15 m of a water body, Rule 27(1) of the 2019 building rules calls for drainage and contamination safeguards, and the planning authority may set a buffer.
- Search radius
- 1 km
The nearest mapped water body within 1 km is named with its distance, measured from the plot's boundary when the parcel is found.
How to check if a plot is near a water body in Tamil Nadu
- 1
Place the pin on the plot
Tap the plot on the map, paste a Google Maps link to it, or use your location while you stand on it.
- 2
Press Run
The survey parcel under the pin is found and read against the water body register: inside one, or the nearest within 1 km.
- 3
Read the distance
Inside a water body, or within 15 m of one, is flagged with the distance. A named channel within 100 m is added as a note.
When it helps with land
A layout near an eri
Many layouts sit on the edge of an old tank. The distance from the plot's edge tells you whether the bund or the water spread is next door.
Plan approval
A plot inside 15 m of a tank or channel will meet the drainage and buffer conditions at the planning authority. Know before the drawings are made.
Flood risk
A tank close by is what the plot drains into, and what may flood it in a heavy monsoon.
The register maps tanks, ponds and lakes, not every channel or vaikkal, and channel notes are indicative (their mapped position can be off by 10 to 30 m). A water body recorded against the survey in the revenue register can also sit under a plot the map shows as clear, so read the land record and walk the boundary.
Questions people ask
How many water bodies does Tamil Nadu have?
119,797 mapped tanks, ponds, lakes and reservoirs across the 38 districts, about 15,000 of them under the Public Works Department and the rest under panchayats, municipalities and the Revenue Department.
Can I build near a lake or tank?
Not on the water body itself: building on tank land or a poramboke water body is not permitted. Within 15 m of a tank or watercourse, Rule 27(1) of the Tamil Nadu Combined Development and Building Rules, 2019 calls for drainage and contamination safeguards, and the planning authority may set a buffer when it approves the plan.
How do I find the water bodies near my plot?
Drop a pin on the plot and press Run. The answer says whether the plot is inside a mapped water body, or names the nearest one within 1 km and gives its distance from the plot's edge.
What is the difference between an eri, a kulam and an oorani?
An eri is an irrigation tank with an earthen bund; a kulam is a small community pond for domestic use and livestock; an oorani is a village drinking-water pond. Temple tanks serve the temple and the community.
Who manages a water body?
The Public Works Department for major irrigation tanks and dams, the panchayat union for village tanks and ponds, the municipality or corporation for urban water bodies, and the Revenue Department for the land records beneath them.
Why does the distance differ from other tools?
This check measures from the plot's boundary when the parcel is found, while a map click measures from a single point. The answer says which one it used.
How is it charged?
1 credit per pin, charged only when the layer gives a real answer. If the read fails, nothing is charged.
