Is there a road between your plot and the sea?

In CRZ-II, building is possible at the permitted floor space, but only on the landward side of an existing road or of existing authorised structures. Drop a pin on a coastal plot and this check reads what lies between it and the sea: the roads crossing that land, land the revenue register records as a road, planning approvals recorded on the parcels in between, and the buildings mapped there.

Sign in with your phone to run it. You see the price and approve it before anything runs.

What the answer holds
  • The coastal zone at the plot and whether the CRZ-II road rule is the rule there at all
  • Every mapped road crossing the land between the plot and the sea, nearest first, and land the revenue register records as a road
  • Planning approvals recorded on the parcels in between, and the building footprints mapped there
  • Free when the plot is in no coastal zone

3 creditsper run, charged only when a record comes back

What we need

One thing at a time. Fill it in and press Run.

Drop the pin on the plot itself, paste a Google Maps link to it, or use your location while you stand on it.

No pin yet. Tap the land, paste a link, or use your location.

You will see the price and your balance before it runs.

The answer

From the register, with its date and source.

Nothing run yet. The answer appears here with everything this mini adds:

  • The coastal zone at the plot and whether the CRZ-II road rule is the rule there at all
  • Every mapped road crossing the land between the plot and the sea, nearest first, and land the revenue register records as a road
  • Planning approvals recorded on the parcels in between, and the building footprints mapped there
  • Free when the plot is in no coastal zone
The basics

The CRZ-II road rule, briefly

The CRZ-II condition in the CRZ Notification, 2011, para 8 II: buildings are permitted only on the side of an existing road, or of existing authorised structures, away from the sea, and not behind a new road built on the sea side of an existing one.

Where it applies
CRZ-II

The built-up coastal areas on Tamil Nadu's approved plan. In the No Development Zone and the 200 to 500 m band of CRZ-III the rules are different, and the answer says so.

Floor space
FSI 1.5

Local planning rules apply in CRZ-II, except the floor space index, which stays at the 1991 level: 1.5, or 2.25 for a high-rise on a road of 18 m or more.

What is read
Four records

Mapped roads, land the revenue register records as a road, approvals on record and mapped buildings, all between the plot and the mapped shore.

How it works

How to check what lies between a plot and the sea

  1. 1

Place the pin on the plot

Tap the plot on the map, paste a Google Maps link to it, or use your location while you stand on it.

  2. 2

    Press Run

The coastal zone at the plot is read first. Then the strip of land between the plot and the nearest mapped shore, as wide as the plot, is searched.

  3. 3

    Read what lies in between

Each road is listed with its name, its kind and how far it is from the plot, nearest first, followed by recorded road land, approvals on record and mapped buildings.

Where it helps

When it helps with land

A plot near the beach road

In Besant Nagar, San Thome or Thiruvanmiyur, whether a road runs between the plot and the sea is the first thing the coastal rules ask.

Before paying for a sea facing plot

A plot with nothing on record between it and the sea needs a closer look at the coastal clearance before the price assumes a building.

With an architect or a lawyer

The answer lists each road and approval with its distance, so the next questions to the coastal authority are specific.

Worth knowing

This reads maps and registers; it does not decide whether a building is allowed. A road's age is not on record here, and the rule means an existing road. The shore is the edge of the inter-tidal zone or the sea on the approved plan's map, not a surveyed High Tide Line. The Tamil Nadu State Coastal Zone Management Authority and the planning authority decide.

Questions

Questions people ask

Can I build in CRZ-II if there is a road between my plot and the sea?

CRZ-II allows building at the permitted floor space on the landward side of an existing road or of existing authorised structures, with the floor space index at the 1991 level (1.5, or 2.25 for a high-rise on a road of 18 m or more), and not behind a new road built on the sea side of an existing road. This check shows what is on record between your plot and the sea; the Tamil Nadu State Coastal Zone Management Authority confirms whether your plot qualifies.

Does every road count?

The rule speaks of an existing road. A road's age is not on record in the maps this check reads, and the date the word existing refers to is not settled in anything we hold, so each road is listed as mapped today, for you to confirm with the authority.

What if my plot is in the No Development Zone?

Then the road rule does not open building: no new construction is allowed in the first 200 m from the High Tide Line in CRZ-III, whatever lies in front. The answer says so and still lists what is in between.

Why are no approvals listed?

Either none is recorded in the registers we hold for the parcels in between, which is not proof none exists, or those parcels are not on the parcel map here, in which case the answer says no approval could be looked up.

Where does the shore come from?

From the inter-tidal zone and the sea on Tamil Nadu's approved coastal zone management plan map, the nearest stand-in for the High Tide Line we hold. The exact High Tide Line is the coastal authority's.

What does it cost?

3 credits, shown on the Run button before anything runs. A plot in no coastal zone, or a pin on the water, is not charged.
