Which deed do I need to give land to my son?
A settlement deed when it is a family arrangement, a gift deed when it is an outright gift. Stamp duty differs, so check the stamp duty mini for both.
Is the draft legally valid as it is?
It is a template with your details in it. Stamp paper of the right value, registration where required and a lawyer's reading are still yours to do.
Can I edit the text?

Is there a rental agreement for eleven months?
Yes. The rental agreement template is the eleven month Tamil Nadu form, residential or commercial. A lease beyond eleven months has its own lease deed template.
