What one upload does

The sub registrar's note on a registered deed that prints the office, the document number and the year. Those three, with the survey numbers in the schedule, are what every later record is found by.

An old family deed

The deed in the cupboard names surveys and an office that may have changed since. It is read, matched to today's village and searched for you.

A document a seller sends

Upload the patta or deed from the seller's WhatsApp and see whether the registers agree with it before you visit.

Building the title chain

Every deed in the encumbrance carries a certified copy button, so the parent documents can be ordered together.

Worth knowing

The records here say what the registers hold for these survey numbers. They do not by themselves prove good title: a lawyer reads the chain of deeds, and a patta in another name usually means the transfer of patta is still pending. Ask the seller about any difference.

Which documents can I upload?

A registered sale, gift, settlement, partition or release deed, a patta or chitta, an A-register extract, an FMB sketch, or a site photo taken with the phone's location on. Tamil or English, scanned or photographed, up to 25 MB.

How do I find the SRO and document number in a sale deed?

They are on the registration endorsement, usually on the first page and the back of each page: the sub registrar office, the document number and the year, for example 25707/2024 at Thiruporur. Upload the deed and both are read out for you, with the office matched to its registration code.

What does it cost?

The page shows the price before you run it: one part for reading the document, one for the encumbrance search, and one each for the patta and FMB of every survey. Any part that returns nothing is handed back. Certified copies are priced separately when you order them.

My deed lists several survey numbers. Are all of them searched?

Yes. One encumbrance search carries every survey number the deed names, up to twenty, over the full period the office holds. The patta and FMB are fetched for the first six; the rest are listed so you can fetch them separately.

Can I download a certified copy of the sale deed?

Yes. Your uploaded deed, and every deed in the encumbrance that names its office, carries a Certified copy button. Tick several to order them together. A copy already on your account is never bought twice.

The village on my old deed has a different name today.

Villages are renamed, split and moved between offices over the decades. The name the deed prints is matched to the official spelling; when two places fit, the page says so instead of guessing, and a pin dropped on the land settles it.

The patta came back empty for my survey.

The survey may have been sub-divided since the deed was written, so the old sub-division no longer exists in the revenue register. Nothing is charged for it. Run the subdivisions mini to see how the survey is split today.

Is my document kept private?

The file is stored on your account only, read to fetch your records, and never shown to anyone else. Only the encumbrance report link you choose to share can be opened by others.
