What the analysis covers
The revenue department's record of who holds a piece of land, with its survey number, sub-division, classification and extent. A rural patta is issued under Form 10(1); in a town the same record is the Town Survey Land Register (TSLR) extract.

The analysis reads only the patta you upload, which may be out of date. A patta records who holds the land in the revenue register; title comes from the registered deeds, which a lawyer reads with it. To see today's record, fetch it from the revenue register.

What does the patta analyzer tell me?
Who the patta names as holders, where the land is, its survey and sub-division, how it is classified, and its extent converted to acres, cents and square feet, with its status, the issuing authority and the points to verify.
Is a patta proof of ownership?
A patta is the revenue record of who holds the land and pays its tax. Title comes from the registered deeds; a lawyer reads both together, and a patta still in an earlier owner's name usually means the transfer of patta has not caught up.
Can I get a loan with a patta?
Banks ask for the patta along with the title deeds and an encumbrance certificate. The patta alone is not enough, and its holder should match the person whose deed the bank is lending against.
Is an online patta valid?
A patta downloaded from the revenue department's website carries a reference number that can be checked online, and it is accepted as the revenue record. Verify the reference number before relying on a copy someone sent you.
Does it work for a town survey (TSLR) extract?
Yes. Rural pattas, chitta extracts and urban TSLR extracts are all read; in a TSLR the holders appear under the adangal column, and the analysis takes them from there.
What does it cost?
