The FMB sketch, briefly

How to download an FMB sketch

When it helps with land
Marking the boundary
A surveyor uses the sides and offsets on the sketch to fix the corners of the plot on the ground.
Checking a deed
Compare the shape and the neighbours on the sketch with the boundaries written in the sale deed schedule.
Checking the extent
When the sheet and the revenue register give different areas, a deed written to one will not match the other. Have it reconciled before you buy.
A boundary dispute
The measured sketch is the starting point when a fence or a wall is said to sit on the neighbour's land.
The sketch shows the land as it was measured, not who holds it or whether the fence on the ground matches. Check the holder in the patta and have a licensed surveyor mark the boundary.

Why is there no sketch for my survey?
Sketches for some surveys, often ones subdivided recently, have not been put online. The answer says so plainly and nothing is charged for the miss. Check the sub-division too: many surveys are held only as sub-divisions.
Does this work for town surveys?
Yes. For a town survey the ward and block you picked are used, because the same town survey number repeats across blocks.
Is the downloaded sketch a certified copy?
No. It is for reference and checking. A court or a bank that needs a certified copy will ask for one from the taluk or survey office.
