Form B, Application for Planning Permission for Development of Land and Buildings Other Than Those Covered Under Form A

What Form B covers

The Chennai Metropolitan Development Authority Form B applies to proposed development of land and buildings other than development covered by Form A. An applicant may use it either to apply for planning permission or to find out whether a proposed type of development is permissible.

The application identifies the land by details such as the door or plot number, town survey number or survey field number, division or ward, street, local authority and site area. It also asks whether the site is within an approved layout.

Who must complete and sign it

The Chennai Metropolitan Development Authority Form B is to be completed by the owner, power of attorney holder or lease holder. It provides signature spaces for that person and for the licensed surveyor or architect.

Applicants seeking only an answer on whether a type of development is permissible may provide information against items 1, 2 and 3 of the annexure only.

Information and plans required

The application requires particulars to be submitted in quadruplicate and signed by the applicant and licensed surveyor. The listed materials include:

• A key map showing the site in relation to existing streets, intersections, site boundaries and adjoining land owned or controlled by the applicant.
• A detailed site plan at a scale of not less than 1:800.
• Building plans showing the ground plan, every floor, sections and front elevation.
• Details of the proposed use, including residential, trading, office, industrial and other floor space.
• Information on parking, loading and unloading within the site.
• Present and previous uses of the land or buildings.
• Details of any proposed tree felling or advertisement board, with positions shown on the plan.
• Whether the property belongs to a Wakf or Hindu Religious Institution and whether prior approval or authority clearance has been obtained.

Applicant commitments

By signing the Chennai Metropolitan Development Authority Form B, the applicant agrees:

• Not to begin development until planning permission is granted.
• To build only according to approved site and building plans and applicable requirements.
• To make modifications required through a confirmed notice or order of the authority.
• To keep approved plans at the site and make the site available for authorised inspection at reasonable times.
• To submit completion plans within fifteen days after completion.
• When directed, to form and hand over proposed roads and transfer reserved parks, playgrounds and public open spaces free of cost to the Chennai Metropolitan Development Authority or relevant local authority.
