Approval check by survey number

சர்வே எண் மூலம் திட்ட அனுமதி சரிபார்ப்பு

Every government portal asks for the approval number and hands back the parcel. If you are buying land you have the opposite: a survey number and a seller who says the approval exists. Type the survey number and we search it the other way round, across planning permits, layout and building plan approvals, completion certificates and RERA registrations.

322,671 records indexed 9,358 survey numbers reachable 5 issuing authorities 1989–2026 years covered

Can you check planning approval from a survey number?

Yes. A reverse approval lookup searches from the land to the approval, rather than from an approval number to the land. Enter a Tamil Nadu survey number and this page returns the planning permits, layout approvals, building plan approvals, completion certificates and RERA registrations recorded against it, drawn from 322,671 records across 5 issuing authorities and reaching 9,358 parent survey numbers. The government portals cannot do this: they ask for the approval number and return the parcel, which is the opposite of what a buyer holding a survey number needs.

A result is a lead to confirm with the issuing office, not a clearance, and an empty result is not proof that no approval exists. Coverage runs 1989 to 2026 and differs by authority; the ledger below states each authority's span.

Search by survey number

One survey number or several, separated by commas. Sub-divisions are welcome: if the register was written before your plot was split off, we still find it through the parent survey and say so.

Try:

What was searched, and how far back

An empty result only means nothing was found in what we hold, so what we hold is stated here rather than buried in a footnote. Each bar is the span of records we actually carry for that authority, drawn against a common 1989 to 2026 axis.

Village Panchayat 162,347 records
2023–2026 records held
Directorate of Town and Country Planning 58,393 records
2022–2026 records held
Tamil Nadu Real Estate Regulatory Authority 36,380 records
2017–2026 records held
Chennai Metropolitan Development Authority 33,073 records
1989–2026 records held
Town Panchayat 32,478 records
2023–2026 records held

A record missing from this page is not evidence that the land is unapproved. Approvals granted before an authority's span above, approvals from a body we do not yet read, and approvals whose paperwork never named a survey number will all be absent. Treat a result as a lead to confirm with the issuing office, not as a clearance.

How the search works

Sub-divisions are followed to the parent

Land is split faster than registers are rewritten. An approval granted on 506/1D2 in 2023 will never mention 506/1D2A1, split off afterwards, so a plain text search finds nothing. We match on the parent survey and then label every result, so you can tell the two apart at a glance.

The place comes first, not the number

Survey numbers restart in every village, so survey 444 exists hundreds of times over across Tamil Nadu. Results are grouped by place before anything else, and each group says how firmly that place could be tied to a revenue village. Adding the village to your search is the single biggest thing you can do to make the answer yours.

Several survey numbers at once

A single plot often spans several survey numbers, and one approval routinely covers dozens. Paste them all in together. Each result shows which of your numbers it matched and how many survey numbers the approval covers in total, so a plot inside a large layout reads differently from a standalone permit.

A registration is not an approval

The registers hold different kinds of thing and they are never blended here. A planning approval, a completion certificate, a RERA registration, a regulatory order and an application that was refused or withdrawn each carry their own label and colour, because a project with an order against it is not a project with a clean approval.

Questions people ask about approval checks

Can I check planning approval using only a survey number?

Yes, on this page. The government portals will not do it: TNRERA, CMDA and the DTCP portals all ask for the approval number or the project name and return the parcel, which is the wrong direction for a buyer who has a survey number and a seller who says an approval exists. This tool indexes 322,671 approval, registration and completion records against the survey numbers written on them, so you can search from the land instead of from the paperwork. Type the survey number and the village and it returns every record naming that parcel.

What is a reverse approval lookup?

A reverse approval lookup is a search that starts from the land and ends at the approval, rather than the other way round. A normal approval search needs the permit number printed on the approval letter. A reverse lookup needs only the survey number of the plot, and returns the planning permits, layout approvals, building plan approvals, completion certificates and RERA registrations recorded against it.

Why does my survey number return nothing when the seller says the layout is approved?

Three ordinary reasons, none of which means the seller is lying. First, your plot may be a later sub-division: an approval granted on 506/1D2 in 2023 will never mention 506/1D2A1, which was split off afterwards, so this page matches on the parent survey and labels those results separately. Second, the approval may predate our coverage for that authority, which starts 1989 for the Chennai region and 2022 to 2023 for the panchayat and DTCP registers. Third, some approval paperwork never names a survey number at all. Ask for the approval number and the approved plan copy, then check them with the issuing office.

Is the same survey number used in more than one village?

Constantly. Survey numbers restart from 1 in every revenue village in Tamil Nadu, so survey 444 is written in 123 different places across the state and survey 1 in several hundred. A survey number on its own is not an address. That is why this page groups results by place before anything else, and why adding the village or town is the single biggest thing you can do to make an answer yours rather than someone else's.

What is a parent survey match, and can I rely on it?

A parent survey match means the register named a different sub-division of the same survey number. If you search 506/1D2A1 and the register holds an approval on 506/1D2, both sit under parent survey 506, and the tool reports it as a parent match rather than an exact one. It is a genuine lead, because land is sub-divided faster than registers are rewritten, but it is not confirmation that your particular plot is covered. Read the approved plan to see which sub-divisions the approval actually included.

Can I search by location instead of a survey number?

Yes. Switch to the location tab and paste a latitude and longitude, or a Google Maps link, or use your device location. The point is resolved against the state cadastral boundary layer to identify which surveyed parcel it falls inside, the identified parcel is shown to you for confirmation, and then the registers are searched for that parcel. If the point falls on a road, a water body or unsurveyed ground, no parcel is identified and nothing is searched, which is reported as such rather than answered with a nearby plot.

Which approvals does this cover?

Five issuing authorities: Village Panchayat 2023 to 2026, DTCP 2022 to 2026, RERA 2017 to 2026, CMDA 1989 to 2026, Town Panchayat 2023 to 2026. Between them the index holds 322,671 records reaching 9,358 distinct parent survey numbers, covering layout approvals, building plan approvals, completion certificates, RERA project registrations, RERA regularised layouts, RERA orders and RERA applications that were refused or withdrawn.

Does a RERA registration mean the layout is approved?

No, and this page never blends the two. A RERA registration means the promoter registered the project with the regulator, which requires them to declare a planning permission but is not itself a planning permission. A layout approval or building plan approval from CMDA, DTCP or the local panchayat is the approval. A completion certificate is stronger still, because it says the built work was inspected. A RERA order is a dispute, and a refused or withdrawn application is a negative signal. Each renders with its own label and colour here.

Does a result here mean my land is safe to buy?

No. A result is a lead to confirm, not a clearance. This page tells you that a register we hold names your survey number, together with the reference number, the issuing authority and the date, so that you can ask the issuing office for the file. It does not verify that the approval is still valid, that it covers your exact sub-division, that its conditions were met, or that the seller has title. Take the reference number to the authority that issued it.

Does an empty result prove there is no approval?

No, and the page says so on every empty answer. An empty result means nothing in the registers we hold names that survey number. Approvals granted before an authority's coverage span, approvals from a body we do not yet read, and approvals whose paperwork never recorded a survey number would all be absent. Absence of a record is not evidence of absence of an approval.

How current is the data?

Coverage differs by authority rather than being a single site-wide claim, so the ledger on this page draws each authority's record span against a common 1989 to 2026 axis. You can see at a glance how far back, and how recently, the records actually reach for the body that would have issued your approval.

Can I check several survey numbers at once?

Yes. Paste them separated by commas, for example 84/1A2, 84/4, 99/1. A single plot often spans several survey numbers and one approval routinely covers dozens, so each result shows which of your numbers it matched and how many survey numbers that approval covers in total. A plot sitting inside a forty-survey layout reads very differently from a standalone permit on one number.

Is it free, and do I need an account?

It is free and there is no login. Nothing you search is stored against an account, and a location used for a search is used for that search only.
