CERSAI Check - Is This Property Already Mortgaged?
An Encumbrance Certificate will not tell you. Most bank lending against property in India uses an equitable mortgage, created by simply depositing the title deeds with the lender. Nothing is registered at the Sub Registrar Office, so nothing appears on the EC. Those charges are registered with CERSAI, the Central Registry of Securitisation Asset Reconstruction and Security Interest of India, and this tool searches it.

CERSAI, answered plainly
CERSAI is the Central Registry of Securitisation Asset Reconstruction and Security Interest of India, set up under the SARFAESI Act. Banks and financial institutions are required to register the security interests they hold over property with it. Searching CERSAI shows you which lenders, if any, have a registered charge on a property.
Only registered mortgages. The most common form of bank lending against property in India is the equitable mortgage, created simply by depositing the title deeds with the lender. Nothing is registered at the Sub Registrar Office, so nothing appears on the EC. It appears on CERSAI. This is the single biggest blind spot in a normal EC based check.
It means no lender has registered a security interest against that property on the Central Registry as of the date of the search. It is strong evidence that the property is not currently pledged, and it is the only practical way to detect an unregistered equitable mortgage.
Usually under ten minutes. The search runs against the live CERSAI portal, so it occasionally takes longer when the portal is slow. You can watch the status on your order page, and the report arrives on WhatsApp the moment it is ready.

CERSAI is a national registry, so the search itself works anywhere in India. Our map based property selector currently resolves Tamil Nadu land records only, so for other states use the manual entry tab and type the district, town, pincode and property number yourself.
A legal claim a lender holds over a property until the loan taken against it is repaid. If the borrower defaults, the lender can enforce it under the SARFAESI Act, which can include taking possession of the property and selling it. Buying a property that carries one means inheriting that risk.
What a CERSAI check does not cover
