Municipal property tax check by assessment number
நகராட்சி சொத்து வரி சரிபார்ப்பு, மதிப்பீட்டு எண் மூலம்
Every corporation, municipality and town panchayat outside Chennai bills property tax on one state register. The seller's receipt says it is paid; the register says whether that is true, for which half-years, and against which survey number. Enter the assessment number on the receipt and we read the register.
Can you check municipal property tax dues online in Tamil Nadu?
Yes, from the assessment number. Outside Chennai the state keeps one property tax register for every urban local body, keyed by the assessment number printed on the receipt as three numbers separated by slashes (the local body, the ward and a serial). This page reads that register live and shows the assessee, the ward, the address and area on the assessment, the survey number it was raised on, and every half-yearly demand with what was raised, what was collected and what is still outstanding, property tax and the solid waste user charge on their own rows, vacant land tax on its own when the holding is assessed as a bare plot.
What it is not: a title check. A tax assessment names whoever the local body bills and proves possession at best. Chennai keeps its own register keyed by zone, ward and bill number, so a Chennai bill entered here is handed to the Chennai property tax page. Updated 13 September 2026.
Read the register
The assessment number is on the receipt, three parts with slashes. Add the survey number of the plot you are buying and the page checks it against the survey the register recorded for the assessment.
Free, no login. Each read goes to the local body's register live and is remembered for a day, so a second look at the same number is instant.
How to read a result
The demand rows
One row per half-year and tax type. Demand is what the local body raised, collected is what it received, balance is what is still owed. SUC is the solid waste user charge billed on the same assessment.
A balance
Arrears stay with the property and block a name transfer on the assessment. Ask for paid receipts for every period shown, or have it settled and re-checked before registration.
The survey line
The register records the survey number the assessment was raised on. A receipt whose survey is not yours is a receipt for someone else's plot, however genuine.
What it proves
Possession and a place on the municipal rolls. Not title. The deed, the patta and the encumbrance certificate carry that, and a paid tax does not cure a defect in them.
Questions people ask
Can I check property tax dues online for a municipality or corporation other than Chennai?
Yes. Every urban local body in Tamil Nadu outside Chennai keeps its property tax demands in one state register, keyed by the assessment number on the receipt. Enter that number here and the page reads the register live: the assessee, the ward, the address and area on the assessment, the survey number it was raised on, and every half-yearly demand with what was collected and what is still outstanding.
Where do I find the assessment number?
On the property tax receipt or demand notice, printed as three numbers separated by slashes, like 162/028/910061. The first part is the local body, the second the ward, the third the serial. The register does not search by name, door number or survey number, so the receipt is the starting point. If the seller cannot produce one, that itself is worth knowing.
What do the rows mean?
One row per half-year and tax type. Demand is what the local body raised for that period, collected is what it received, balance is what is still owed. Property tax is the building levy; a row marked SUC is the solid waste user charge billed on the same assessment; a row marked VLT is vacant land tax, which means the local body treats the holding as a bare plot.
What if the register shows a balance?
Arrears stay with the property, not the seller, and the local body will refuse a name transfer on the assessment until they are cleared. Ask for the paid receipts for every period shown, or have the amount settled and re-checked before registration. A large balance across many periods on a plot described as vacant also says the local body may have reassessed it as built up.
Is a paid property tax receipt proof of ownership?
No. A tax assessment names whoever the local body bills, and the local body does not check title. A receipt in the seller's name is good evidence of possession and of a property that is on the municipal rolls, nothing more. Ownership is proved by the registered deed, the patta and the encumbrance certificate.
Why does the register show a different survey number from my deed?
The local body records the survey number it was given when the assessment was opened, often a parent number with "part", and it is not corrected when the plot is sub-divided. A different survey stem, though, means the receipt may belong to another plot altogether. The page compares the register's survey with the one you type and says so.
What about Chennai?
Greater Chennai Corporation keeps its own register keyed by zone, ward and bill number. A Chennai bill number entered here is sent to the Chennai property tax page, which reads that register instead.
Is this free?
Yes. There is no login and no charge. Each read goes to the municipal register live, so a lookup can take up to half a minute, and a number read once is remembered for a day.
