Vacant land tax check by assessment number
காலி மனை வரி சரிபார்ப்பு, மதிப்பீட்டு எண் மூலம்
A vacant plot inside a town pays vacant land tax to the local body every half-year. The seller's receipt says it is paid; the register says whether that is true, for which periods, and for which survey number. Enter the assessment number on the receipt and we read the register.
Can you check whether vacant land tax is paid online?
Yes, from the assessment number. Every urban local body in Tamil Nadu outside Chennai keeps its property tax and vacant land tax demands in one state register, keyed by the assessment number printed on the receipt as three numbers separated by slashes (the local body, the ward and a serial). This page reads that register live and shows the assessee, the ward, the survey number the assessment was raised on, and every demand period with what was raised, what was collected and what is still outstanding, vacant land tax on its own line.
What it is not: a title check. A tax assessment names whoever the local body bills and proves possession at best. It is also not the Revenue Department's old urban land tax, and not land revenue (kist), which village land pays instead. Chennai bills the tax through the corporation's property tax and its public record does not separate vacant land from buildings, so Chennai numbers are handed to the Chennai property tax page. Updated 13 September 2026.
Read the register
The assessment number is on the receipt, three parts with slashes. Add the survey number of the plot you are buying and the page checks it against the survey the register recorded for the assessment.
Free, no login. Each read goes to the local body's register live and is remembered for a day, so a second look at the same number is instant.
How to read a result
The demand rows
One row per half-year and tax type. Demand is what the local body raised, collected is what it received, balance is what is still owed. A vacant land tax row means the plot is assessed as vacant land.
No vacant land tax row
The assessment stands, but as building property tax. The local body does not treat the holding as vacant land. If the seller says it is a bare plot, ask why.
The survey line
The register records the survey number the assessment was raised on. A receipt whose survey is not yours is a receipt for someone else's plot, however genuine.
What it proves
Possession and a place on the municipal rolls. Not title. The deed, the patta and the encumbrance certificate carry that, and a paid tax does not cure a defect in them.
Questions people ask
What is vacant land tax in Tamil Nadu?
A half-yearly tax that an urban local body (a corporation, a municipality or a town panchayat) levies on land inside its limits that has no building on it and is not used for agriculture. It is charged per square foot under the Tamil Nadu Urban Local Bodies Act 1998 and its 2023 rules, within a floor and a ceiling the government sets. Outside urban limits there is no vacant land tax: village land pays land revenue (kist) to the Revenue Department instead.
How do I check vacant land tax from a survey number?
You cannot, directly. The municipal register is keyed by the assessment number the local body gave the land, not by survey number, so the starting point is the receipt: the number is printed on it as three parts separated by slashes, like 162/028/910060 (local body, ward, serial). Enter that here. The register does record the survey number the assessment was raised on, and this page compares it with the survey number you are looking at, which is how a receipt for one plot gets caught being passed off for another.
What does the result show?
The assessee, the local body and ward, the address and area on the assessment, the survey number the register ties it to, and the demand rows period by period: the amount raised, the amount collected and the balance, with vacant land tax shown separately from building property tax. If the register carries no vacant land tax row, the local body is treating the holding as a building, and the page says so.
Is a paid vacant land tax receipt proof of ownership?
No. A tax assessment names whoever the local body bills, and the local body does not check title. A receipt in the seller's name is a good sign of possession and of a land that is on the municipal rolls, nothing more. Ownership is proved by the registered deed, the patta and the encumbrance certificate.
What about Chennai?
Greater Chennai Corporation levies vacant land tax through its property tax bill, keyed by zone, ward and bill number, and its public record does not say whether a bill is for vacant land or a building. A Chennai bill number entered here is sent to the Chennai property tax page; the receipt itself names the assessment type.
Is vacant land tax the same as urban land tax?
No. Urban land tax was a Revenue Department levy under the Tamil Nadu Urban Land Tax Act 1966, assessed on the market value of urban land, and its directorate was merged into Land Reforms in 2023. Vacant land tax is the municipality's own levy on unbuilt plots. A seller who says "the land tax is paid" may mean either; ask which receipt they hold.
The register says no assessment stands against this number. What does that mean?
Either the number was misread from the receipt, or the assessment has been replaced. Local bodies renumber assessments when wards are redrawn or a holding is split, and the old number stops answering. The current number is on the latest receipt. It can also mean the plot has never been assessed, which is common for vacant land and worth knowing before you buy.
Is this free?
Yes. There is no login and no charge. Each read goes to the municipal register live, so a lookup can take up to half a minute, and a number read once is remembered for a day.
