Building needs permission
Under the Tamil Nadu Slum Areas (Improvement and Clearance) Act, 1971, the authority can bar anyone from erecting a building in a slum area without its written permission.

A slum area declaration changes what can be built, who can be evicted and whether the land can be taken, and none of that shows on a patta or a sale deed. The state's GIS map does draw the mapped slum boundaries of five corporations. Pin the property, or enter its survey number, and we test it against every one of those boundaries.
You can check whether it falls inside a mapped slum boundary, in five cities. Drop a pin or enter a survey number and this page tests the point, or the whole parcel boundary, against every slum boundary drawn on the Tamil Nadu GIS portal's state slum boundary map, which holds 2,122 mapped slum areas inside the Chennai, Coimbatore, Madurai, Tiruppur and Erode corporations. Chennai's 1,195 areas carry their name, ward and zone; in the other four cities the map records the boundary without a name.
The map is not the list of areas notified under section 3 of the Tamil Nadu Slum Areas (Improvement and Clearance) Act, 1971. So "no mapped slum boundary here" is never a clearance, and outside the five corporations the answer is "not assessed". Confirm any finding with the Tamil Nadu Urban Habitat Development Board (the Tamil Nadu Slum Clearance Board until 2021) and the corporation. Map fetched 14 Sep 2026.
Click the map on the property, search a place, or paste coordinates or a Google Maps link. Hatched shapes are mapped slum areas; the dashed outline is the corporation area the map covers.
Pick the place the way the patta or TSLR extract names it, then the survey number. We find the parcel's boundary in the state cadastral record and test the whole boundary, not just a point inside it.

What the map holds, city by city. Chennai's areas can be narrowed by zone and ward; the other four cities are listed whole, because the map records no name, zone or ward for them.
Under the Tamil Nadu Slum Areas (Improvement and Clearance) Act, 1971, the authority can bar anyone from erecting a building in a slum area without its written permission.
No one may sue for, or execute, the eviction of an occupant without the authority's written permission, which matters to anyone buying land that is occupied.
A slum area can be declared a clearance area, land can be acquired, and compensation is fixed at the market value on the date of the notice.
Areas declared as slums by the board are deemed Economically Weaker Section areas, with their own norms, for example a 1 metre passage and a 32 sq.m minimum layout plot.
DT Next reported on 26 February 2025 that the board had not issued sale deeds in 143 settlements, 77 of 399 in Chennai, and that units sold on by allottees became ineligible for sale deeds.
The point, or part of the parcel, lies within a boundary the state GIS slum map draws. For a parcel we show how much of it overlaps. Ask the board whether the area is notified, and what that means here.
None of the mapped boundaries meets it, inside a city the map covers. That is not a clearance: the map is not the notified list.
The location is outside the five corporations the map covers, so nothing can be said from it, either way.
Context, not a finding. A boundary a few metres away is worth checking on the ground, because a map line is not a surveyed boundary.
In law, a slum area is an area the Government has declared to be one by notification under section 3 of the Tamil Nadu Slum Areas (Improvement and Clearance) Act, 1971. The declaration matters for what follows it: under section 5(1) the authority can bar anyone from erecting a building in a slum area without its written permission, section 29 bars suing for or executing the eviction of an occupant without the authority's written permission, section 11 provides for clearance areas, section 17 for acquisition, and section 20 fixes compensation at the market value on the date of the notice. The state board concerned is now the Tamil Nadu Urban Habitat Development Board, renamed from the Tamil Nadu Slum Clearance Board in 2021.
No, and this page never says so. The check reads the state GIS slum boundary map, which is not the list of areas notified under section 3 of the 1971 Act, so the two need not match. "No mapped slum boundary here" means only that none of the boundaries on that map meets your point or parcel. It is not a clearance. Confirm with the Tamil Nadu Urban Habitat Development Board and the corporation before you rely on it.
Five municipal corporations: Chennai (1,195 mapped slum areas), Coimbatore (397), Madurai (350), Tiruppur (92) and Erode (88), 2,122 in all. Only the Chennai areas carry names, together with their ward and zone (15 zones and 184 wards). For a location outside the limits of those five corporations the answer is "not assessed", because the map says nothing about it either way.
Only with great care. DT Next reported on 26 February 2025 that the Tamil Nadu Urban Habitat Development Board had not issued sale deeds in 143 settlements, 77 of the 399 in Chennai, and that units which allottees had sold to third parties were made ineligible for sale deeds. Before paying anything, ask the board in writing whether a sale deed has been issued for that unit and in whose name, and do not rely on an agreement with an allottee alone.
Ask the Tamil Nadu Urban Habitat Development Board (the Tamil Nadu Slum Clearance Board until 2021) whether the area is notified under section 3 of the Tamil Nadu Slum Areas (Improvement and Clearance) Act, 1971, and whether any clearance or acquisition under sections 11 or 17 touches the land. Ask the corporation the same for the ward. Take the survey number, the ward and a map pin, and get the answer in writing. A mapped boundary on this page is a reason to ask, not the answer itself.
For areas declared as slums by the board, yes. The Tamil Nadu Combined Development and Building Rules, 2019 deem those areas to be Economically Weaker Section (EWS) areas, in Rule 16(7) and Rule 30(2), and EWS areas follow different norms, for example a 1 metre passage and a minimum layout plot of 32 square metres. Ask your architect to check the site's status before a plan is drawn to the ordinary norms.
The state GIS slum boundary map records a name, a ward and a zone only for the Chennai areas. In Coimbatore, Madurai, Tiruppur and Erode it draws the boundary and its extent without a name, so a result there says "name not recorded" rather than guessing one.
They are context, not a finding about your land. Every result says how many other mapped slum areas lie within 500 metres and which one is nearest, with its distance. A boundary a few metres from your plot is worth checking on the ground and with the board, because a line on a map is not a surveyed boundary.
