Chennai property tax check by bill number
சென்னை சொத்து வரி சரிபார்ப்பு, பில் எண் மூலம்
Greater Chennai Corporation bills property tax on its own register, apart from the rest of the state. The seller's receipt says it is paid; the register says what the corporation is actually carrying against that property today, including arrears from years nobody mentions. Enter the bill number on the receipt and we read the register.
Can you check Chennai property tax dues online?
Yes, from the bill number. Greater Chennai Corporation keeps its property tax register keyed by zone, ward and bill serial, the number printed on every receipt as three or four parts with dashes. This page reads that register live and shows the owner the corporation bills, the property address, the annual value the tax is calculated from, the current half-year demand and the arrears carried forward, along with the bill number the register answers under when the property has been renumbered.
What it is not: a title check, and not a property type check. The corporation bills whoever is on its rolls without verifying ownership, and its public record does not say whether an assessment is on a building or on bare land. It also carries no survey number, so unlike the municipal register there is nothing here to cross-check against your deed. Updated 13 September 2026.
Read the register
The bill number is on the receipt: the zone, the ward and the serial, with dashes. Older receipts carry a fourth part, the sub number, usually 000. Both forms work.
Free, no login. Each read goes to the corporation register live and is remembered for a day, so a second look at the same bill is instant.
How to read a result
Demand and arrears
The current demand is this half-year's tax. Arrears are everything carried forward from earlier periods, and that is the figure a buyer inherits: dues run with the property, not with the seller.
Annual value
The corporation's estimate of yearly rent, from plinth area, street rate and the age and type of the building. The tax is a percentage of it. It is not a market value and a low figure says nothing about what the property is worth.
A different bill number
Chennai renumbered bills in 2011 and again when wards were redrawn. If the register answers under another number, the property is the same; use the current number to pay and to apply for a name transfer.
What it proves
Possession and a place on the corporation rolls. Not title, and not the type of property. The deed, the patta or town survey record and the encumbrance certificate carry that.
Questions people ask
How do I check Chennai property tax dues online?
From the bill number on the receipt. Greater Chennai Corporation keeps its property tax register keyed by zone, ward and bill serial, written with dashes like 07-090-00234-000. Enter it here and the page reads the corporation register live: the owner it bills, the property address, the annual value the tax is worked out from, the current half-year demand and any arrears carried forward.
Where is the bill number on a Chennai property tax receipt?
Printed at the top as "Bill No", in three or four parts. The first is the zone (1 to 15), the second the ward, the third the bill serial, and older bills carry a fourth part, the sub number, usually 000. The corporation does not search by owner name, door number or survey number, so the receipt or the demand notice is the starting point.
The register answers under a different bill number from the one on my receipt. Why?
Chennai renumbered bills when the city expanded in 2011 and again when wards were redrawn, so an older receipt often quotes a number the corporation has since replaced. The old number still finds the property, and this page shows both: the number you typed and the number the register answers under today. Use the current one when you pay or apply for a name transfer.
What is annual value?
The corporation's own estimate of what the property would fetch as yearly rent, worked out from the plinth area, the basic street rate and the age and type of the building. The half-yearly tax is a percentage of it. It is not a market value and should never be read as one: a property with an annual value of a few thousand rupees can be worth crores.
What happens to unpaid property tax when I buy the property?
Arrears run with the property, not with the seller. The corporation will refuse to transfer the assessment into your name while anything is outstanding, and it can attach and auction the property for long-standing dues under the Chennai City Municipal Corporation Act. Ask for paid receipts, check the register yourself, and have any balance settled before registration.
Does a property tax receipt prove ownership?
No. The corporation bills whoever is on its rolls and does not verify title. A receipt in the seller's name is evidence of possession and that the property is assessed, nothing more. Ownership is proved by the registered deed, the patta or town survey record, and the encumbrance certificate.
Can this tell me if the assessment is on vacant land?
No, and nothing public can. The corporation's citizen record carries no property type, so a bare plot and a building look the same in the answer. Chennai levies vacant land tax through the same property tax bill rather than as a separate line. Outside Chennai the state register does name vacant land tax on its own row, which is what the vacant land tax page reads.
What if my property is not in Chennai?
Every other corporation, municipality and town panchayat in Tamil Nadu bills on one state register with assessment numbers written as three parts with slashes, like 162/028/910061. Enter one of those here and the page sends you to the municipal property tax page, which reads that register instead.
