Know when the land around yours changes hands

Tap your land on the map or give your survey number, and Sales Watch searches the registration department every Monday for new sales, mortgages, gifts and powers of attorney on your survey and the surveys around it. When something new is registered you get one WhatsApp, and every deed waits on your watch page.

Sign in with your phone to run it. You see the price and approve it before anything runs.

What the answer holds
  • Your survey and up to 49 around it, picked from the village map, each with every sub-division, in one weekly search of the registration department
  • One WhatsApp on Monday morning only when something new is registered: how many deeds, and of what kind
  • The first search reads the last three months, so you start with what already happened
  • Every deed kept on the watch page with its date, document number, parties and consideration
  • Included in the enterprise plans: ten watches on Team, three on Solo

10 credits a monthStop any time from the watch page; a month already begun is not refunded.

What we need

One thing at a time. Fill it in and press Run.

Zoom in until the plot lines show. Tap a plot to add or remove it, or draw an area and every plot inside it is added. A village survey is watched whole: tapping 13/2A watches every sub-division of 13. Plots in another village start a watch of their own.

Zoom in to the land. The plot lines appear when you are close enough.

The survey number as the patta prints it. In a village the whole survey is watched, every sub-division of it; in a town, the old survey number the register prints for it is searched too. The surveys around it are taken from the map.

Nearest by distance on the village map, in the same village. One weekly search carries all of them.

In the same village, separated by commas.

You will see the price and your balance before it runs.

    The answer

The watch, and what the first search found.

Nothing run yet. The answer appears here with everything this mini adds:

    The basics

    The watch, briefly

A weekly search of the sub registrar's register over a set of survey numbers around a property, with a WhatsApp alert whenever a new document is registered on any of them.

    How wide
    Up to 50 surveys

Your survey and the nearest ones on the village map, in the same village, plus any you tap or add by number. Each village survey is watched whole, every sub-division of it, and one search carries all of them.

    How often
    Every Monday

The days since the last search are searched, so a week the portal is down is caught up the next Monday and nothing is missed.

    How you hear
    One WhatsApp

Only when something new is registered, saying how many deeds and of what kind. A quiet week sends nothing.

    How it works

How to get alerts for new registrations on your land

    1. 1

      Choose your land

Tap the plots on the map or draw an area around them, or choose the village and type the survey number as the patta prints it. A tapped plot brings its whole survey, every sub-division.

    2. 2

      Start the watch

The first search reads the last three months, so you begin with what has already happened around you.

    3. 3

      Hear on Monday

Each Monday morning the register is searched again, and a WhatsApp arrives only when there is a new deed.

    Where it helps

    When it helps with land

    Land you own

A sale or mortgage on your own survey that you did not make is a reason to act at once. Hearing in days, not years, is the difference.

    Land you are buying

Watch the seller's survey while the deal is being negotiated, and see any mortgage or sale registered before you pay.

    What land nearby fetches

Every sale around you, with its date and consideration, shows where prices are going before any listing does.

    Worth knowing

Sales Watch reads the sub registrar's register, so it sees registered documents only. A charge a bank files only with CERSAI, an unregistered agreement or a court case does not appear. Run those checks before any money moves.

    Questions

    Questions people ask

How do I know if someone has sold or mortgaged my land?

Only the sub registrar's register records it. Sales Watch searches that register every Monday for your survey number and the surveys around it, and sends you a WhatsApp when a new sale, mortgage, gift or power of attorney is registered.

    What does it cost?

A monthly price per watch, shown on the page before you start, taken when the watch starts and then each month. The Team plans include ten watches without charge, Solo three.

How many surveys can one watch carry?

Up to fifty survey numbers: yours and forty-nine around it, all in one weekly search. The nearest ones are taken from the village map, and you can add any others in the same village by number.

Does it watch every sub-division of my survey?

Yes, in a village. Each survey is searched by its number alone, which the register answers with every sub-division of it, so a watch on 13/2A also hears of a sale on 13/1C, a sub-division made only last year, or an old deed that names just 13. In a town the survey number is watched as you give it, sub-division included, because a bare town survey number is shared by every block of the town.

My plot is in a town. Are deeds that still use the old survey number found?

Yes, where the town survey land register prints one. Many deeds on town land are filed under the survey number the land had before the town survey, so a town watch also searches the old numbers the register gives for your plots, in the same weekly search. A plot whose register shows no old number is searched by its town survey number alone.

When will I hear from it?

Every Monday morning, and only when there is something new. A quiet week sends nothing; the watch page always shows when it last searched.

What if the registration website is down on Monday?

Those days are searched again the next week, so nothing is missed. The watch page says when a search did not complete.

    Can I stop it?

Yes, from the watch page at any time. Nothing more is searched or charged; the month already begun is not refunded.

How is this different from the Property Tracker?

The Property Tracker follows one property every day, ownership included. Sales Watch follows a whole neighbourhood of survey numbers once a week, which is what tells you about land moving around yours.
