SIPCOT industrial park land

Whether a parcel sits inside a SIPCOT park, who the register records as the allottee and what status the plot carries, read from the State Industries Promotion Corporation of Tamil Nadu's own published parcel register. Park land is leasehold on a 99 year term, never freehold, which is the single fact most often misdescribed when this land is offered for sale.

Park land is leasehold, not freehold. Plots are allotted on a 99 year lease, renewable for a further 99 years, at a nominal rent. A buyer acquires a leasehold interest and the lease conditions govern transfer. Confirm the lease deed, the unexpired term and any transfer restriction before committing. The register carries no dates, so an allotment shown here cannot be dated and a later surrender or transfer would not appear.

What this reads

The State Industries Promotion Corporation of Tamil Nadu publishes its parks as map layers: the outline of each park, the plots inside it with their status and recorded allottee, and the revenue parcels the park was assembled from. This page mirrors those layers in full and reads them back. Nothing is estimated, matched by similarity, or inferred from a name.

The revenue parcels are what make a survey number check possible at all. The plot layer carries survey numbers but no district, taluk or village, so on its own it could never tell you whether the 80/4AU in your deed is the 80/4AU in the park. The parcel layer carries the revenue geography, which is why the check asks for a village and why it can then answer without ambiguity.

What it cannot tell you

Nothing here is dated. The register publishes no date field of any kind, so an allottee, a status or a vacancy cannot be placed in time and a surrender, transfer or cancellation since publication would not appear. Treat every result as indicative and confirm against the lease deed and the corporation's own allotment file.

A blank is not a clearance. The register refuses to serve the layers of a number of parks, and those parks are held here as unknown rather than as empty. A plot inside one of them returns nothing, exactly as farmland does. This page therefore never reports "not in a park" as a finding, only "not found in what the register served".

It is one corporation's estate, not all industrial land. Private industrial parks, other agencies' estates and land that is simply zoned industrial are all outside it.

Why the tenure matters more than the price

Park land is allotted on a 99 year lease, renewable for a further 99 years, at a nominal rent. That is a long horizon, but it is not ownership, and it carries conditions: what the land may be used for, how long you have to build, and whether the lease can be assigned at all. A resale is an assignment of a lease with an unexpired term, so the term remaining and the corporation's consent are what you are actually buying. Any offer that describes this land as freehold is describing something the tenure does not permit.

Questions

Is SIPCOT land freehold or leasehold?
Leasehold, always. Plots in SIPCOT parks are allotted on a 99 year lease, renewable for a further 99 years, at a nominal rent. A buyer acquires a leasehold interest, not ownership of the soil, and the lease conditions govern whether and how it can be transferred. Anyone offering you a SIPCOT plot as freehold is describing something the tenure does not allow.
How do I check whether a survey number falls inside a SIPCOT park?
Name the village and the survey number. The revenue parcels under each park are published with their district, taluk and village, so the check is a read of the register rather than a guess. The village is required because a survey number is not unique across Tamil Nadu, and without it the same number in another district would come back as a match.
Why does one survey number return several plots?
Because a plot and a revenue parcel are different units of land. Most plots are assembled from several survey numbers, and one survey number can be split across several plots, a road and an open space reservation. Every plot the parcel touches is listed rather than one being picked.
The plot shows an allottee. Does that mean the company still holds it?
It means the register records that allotment. The register publishes no date field of any kind, so an allottee or a status cannot be dated from it and a later surrender, transfer or cancellation would not be visible here. Treat it as indicative and confirm against the lease deed and the corporation's own allotment file before you rely on it.
Nothing came back for my land. Does that mean it is not industrial land?
No, and this page never says that. The register refuses to serve the layers of a number of parks, and those parks hold no rows at all here, so a blank is an absence of evidence rather than evidence of absence. It also covers only this corporation's own parks, not every industrial estate, private park or SEZ in the state.
What do statuses like O.S.R and R.O.W mean on a plot?
They are the park's own layout categories rather than saleable plots. R.O.W is a right of way, the internal road network. O.S.R is open space reservation, the land a layout must set aside. You will also see amenity area, green belt and water body. None of these is allottable, which is why the vacant figure on each park counts only plots marked vacant.
Can I buy a vacant plot shown here directly?
Not through this page, and not by private treaty from the register. Vacant is the status the corporation publishes, and allotment runs through its own application process, which prices land by park and by use. Read a vacant plot here as a lead worth confirming with the corporation, not as an offer, and check whether it has been allotted since the register was last published.
