Complete checklist to ensure successful building project registration with TNRERA
Checklist Progress Summary
Land Documents & Title
Original sale deed, gift deed, or partition deed showing clear title to the land. Must be registered and stamped properly.
Certificate showing no encumbrances on the property for the last 15 years from the Sub-Registrar office.
Pahani/1-B register extract, village map, and survey number details from Village Revenue Office.
Latest property tax receipts and assessment records from local municipal/panchayat authority.
Patta document and mutation records showing ownership transfer in revenue records.
Statutory Approvals & Clearances
Approved building plan from local planning authority (DTCP/CMDA/Local Body) with all floors and amenities.
Environmental clearance from SEIAA/MoEF if project area exceeds 20,000 sq.m built-up area.
Fire safety clearance/NOC from Tamil Nadu Fire and Rescue Services for buildings above 15m height.
Water connection sanction from Chennai Metro Water/PWD/Local Body or groundwater extraction permission.
Sewerage connection approval or permission for sewage treatment plant from pollution control board.
Sanction for electricity connection from TANGEDCO with load requirements for the project.
Promoter & Company Documents
PAN card copies of all promoters/directors with current photos and signatures.
Aadhaar card copies of all promoters/directors with address verification.
Certificate of incorporation from ROC with current status certificate.
MOA and AOA with real estate business as part of company objectives.
Board resolution authorizing the project and appointing authorized signatories for RERA registration.
Project Technical Documents
Floor plans, elevations, sections for all floors with dimensions and room details.
Structural drawings with foundation details, RCC design, and load calculations.
Mechanical, electrical, and plumbing drawings with specifications and layouts.
Landscaping design, amenity layouts, and common area development plans.
Detailed specifications for construction materials, finishes, fixtures, and fittings.
Financial Documents
Detailed project cost estimate prepared by qualified engineer/architect with itemwise breakup.
Details of project funding including promoter contribution, loans, and other sources.
Escrow account opening certificate and tripartite agreement with bank and authority.
Last 3 years audited financial statements of the promoter/company.
Income tax returns of promoters/company for last 3 assessment years.
Legal & Professional Certificates
Legal opinion from qualified advocate confirming clear and marketable title to the land.
Registration certificate of architect from Council of Architecture with current validity.
Certificate from registered structural engineer confirming design and stability.
Insurance policy covering construction risks and professional indemnity.
Agreements with contractors and sub-contractors with performance guarantees.
Additional Requirements
No objection certificate from banks if property is mortgaged or under loan.
Registered joint development agreement if project involves land owners as partners.
Power of attorney if application is being filed by authorized representative.
Payment receipt for RERA registration fee calculated as per project area and type.
Sworn affidavit by promoter confirming accuracy of information and compliance with RERA.
