What this gazette contains

The Tamil Nadu Government Gazette, Part VI, Section 1, dated February 2, 2022, publishes a set of planning notifications that vary the approved master plans for the Madurai Local Planning Area, the Kancheepuram Local Planning Area and the review approved master plan for the Kumbakonam Local Planning Area. The changes are made by the Governor of Tamil Nadu under the Tamil Nadu Town and Country Planning Act, 1971.

Who issued the notifications

The gazette carries notifications from the local planning authorities and planning offices, including the Madurai Local Planning Authority, the Kancheepuram Local Planning Authority and the District Town and Country Planning Office, Thanjavur. The notifications refer back to earlier master plans issued in Government Order Ms. No.122, Housing and Urban Development [UD4] Department dated 06-02-1995, Government Order Ms. No.139, Housing and Urban Development [UD4(2)] Department dated 10-05-2002, and Government Order Ms. No.184, Housing and Urban Development [UD4] Department dated 24-05-2005.

What changes in Madurai

Three separate Madurai notifications change land use for specific survey numbers.

• Avaniyapuram Village, Village Number 40, Madurai South Taluk, Madurai District, Survey Nos. 586/5A2 and 586/5A3 move from Educational use zone to Residential use zone.
• Kalikappan Bit 1 Village, Madurai East Panchayat Union, Madurai East Taluk, Madurai District, Survey No. 47/11 moves from Agricultural use zone to Residential use zone.
• Siruthur Village, Madurai Corporation, Madurai North Taluk, Madurai District, Survey Nos. 2/9B and 2/9C move from Land under water use zone to Residential use zone.

What changes in Kancheepuram

Two Kancheepuram notifications alter the land use schedule in named villages.

• Karuppadittattadi Village, Page No.83, adds Survey No. 25/1A2 to Commercial use zone. Agricultural use zone entry 25 is changed to 25 (Except 25/1A2).
• Thimmasamudram Village, Page No.86, changes the Residential use zone entry from 80 to 88 to 80 to 84, 85 (Except 85/1A2), 86 to 88. Survey No. 85/1A2 is added to Controlled Industrial use zone.

What changes in Kumbakonam

The Kumbakonam notification changes the land use schedule for V.No.112/1 Annalagraharam Village.

• Mixed Residential use zone (M.R.6) adds S.F.No.153/1,2 and 174/1C after S.F.No.103.
• Agriculture use zone (AGW-4) is changed to 153 part, 174 (except 153/1,2, 174/1C).
• The extent stated is 1.13.0 Hec (2.79 Ac).

Why this matters to property owners and buyers

These notifications matter if your land falls within the exact survey numbers listed. They change the master plan land use classification for those parcels, which can affect how the land is shown in the planning records for the local planning area.
