Where self-certification is unavailable

Self-certification for industrial buildings is not available in:

  • Coastal Regulation Zone areas.
  • Hill Area Conservation Authority areas.
  • Prohibited or restricted areas listed in Annexure XVII, including Aquifer Recharge Areas and the Red Hills Catchment Area.
  • Ecologically sensitive areas and other areas notified by the Government.
  • Land classified for Agricultural, Institutional, Open Space and Recreational, or Non-Urban use.
  • Sites affected by street alignment, road widening, roads or reservations for public purposes under specified development plans.
  • Wet agricultural land according to revenue records in Non-Planning Areas.

Application requirements

The online application must include:

  • Site photographs.
  • A self-attested registered sale deed proving ownership.
  • A self-attested Patta or Town Survey Land Register in the owner's name.
  • Self-attested Adangal records for the current and previous two fasli years, showing that the land has not been cultivated.
  • Plans and specifications signed by an architect or registered engineer and compiled into two A4 sheets in PDF format.

The applicant must certify that the submitted information and documents are correct and indemnify the competent authority against claims arising from permission based on the self-certified records.

Main building and parking standards

The minimum road width is 7 metres in Corporations, Municipalities and Town Panchayats, and 6 metres in Peri-Urban Village Panchayats. The normally permissible Floor Space Index is 2, maximum height is 10 metres, and there is no restriction on plot coverage.

Parking within the site must provide one car space for every 150 square metres of floor area or part, plus one two-wheeler space and one cycle space for every 75 square metres or part.
