What is IGR Guideline Value?
The Inspector General of Registration (IGR) guideline value is the minimum value at which property transactions must be registered in Tamil Nadu. This value is used to calculate:
- Stamp Duty: Currently 7% of the property value
- Registration Fee: 2% of the property value
- Transfer Duty: already inside the 7% (5% stamp duty plus 2% transfer duty)

Each Sub-Registrar Office (SRO) has specific jurisdiction over villages and areas. Property registration must be done at the SRO having jurisdiction over the property location.
