What Tamil Nilam e-Services does, and where to do it when the portal will not load
Every item on the portal's menu, with the page on this site that gives the same answer from our copy of the register. Applications that change the register (a patta transfer, a sub-division) still go through the portal or the taluk office.

How to view patta chitta on e-Services
- Open eservices.tn.gov.in and choose View Patta / Chitta / FMB (Rural / Natham).
- Pick the district, taluk and village from the lists.
- Choose patta number or survey number, enter it (with the sub-division for a survey number), type the captcha and submit.
- The extract shows the holder, the extent and the land classification. Print or save it; a certified copy is issued through the e-Sevai centre.
If the page loops on the captcha or shows INVALID ACCESS TO THE SITE, the patta chitta page here returns the same entry without a captcha and as a PDF.
How to download an FMB sketch on e-Services
- Choose FMB Sketch (Rural / Natham) from the menu.
- Pick the district, taluk and village, then enter the survey number and sub-division.
- Type the captcha and submit. The sketch is drawn by TN-GIS and opens as a PDF.
When TN-GIS does not draw, which is the usual reason the FMB page fails, the FMB page here serves the sketch from our archive.
Why e-Services stops working
The portal is a front end on two other systems: the Tamil Nilam register for the text of a patta, and TN-GIS for every sketch. When either is slow, e-Services shows a blank page or a spinning captcha rather than an error. It also refuses any inner page opened directly instead of from its home page, with the message INVALID ACCESS TO THE SITE, and a session left idle is sent back to the start. The board records each outage, and the TN-GIS row beneath the main strip usually explains an FMB failure.
TNREGINET, Tamil Nilam and TN-GIS: three portals, one property
Tamil Nilam e-Services is the Revenue Department's half of a property check: who holds the land and what its sketch shows. The Registration Department's TNREGINET holds the other half, the EC and the guideline value. TN-GIS draws the sketches for both. This site reads all three and keeps its own copies of the registers. Questions people ask about Tamil Nilam e-Services
What is eservices.tn.gov.in?
It is the E-Services of Land Records portal of the Tamil Nadu Revenue Department, the public window on the Tamil Nilam land register. It shows the patta, chitta and A-register extract for rural and natham land, the FMB sketch, the TSLR extract and sketch for town property, and it takes patta transfer applications and shows their status.
Is eservices.tn.gov.in down right now?
The board at the top of this page says. Our monitors ask the portal for its home page every five minutes and record whether it answered and how long it took. When it is not answering, the patta chitta, FMB and TSLR pages on this site still work from our own copies of the register.
Is e-Services the same as Tamil Nilam?
They read the same register. Tamil Nilam is the Revenue Department's land records system; e-Services is its public website. A patta viewed on either shows the same entry, and the patta page on this site shows it too.
Why does e-Services say INVALID ACCESS TO THE SITE?
The portal only serves a page that was reached from its own home page in the same session. A bookmarked or shared link to an inner page, or a page left idle, is refused with that message. Start again from eservices.tn.gov.in, or use the patta page here, which has no session to lose.
How do I download the FMB sketch from e-Services?
Choose FMB Sketch (Rural / Natham), pick the district, taluk and village, enter the survey number and sub-division, type the captcha and submit; the sketch opens as a PDF. The FMB page on this site serves the same sketch from our archive when the portal's drawing service is down.
What does Rural / Natham mean on the menu?
Natham is the inhabited part of a village, surveyed separately from its fields; both are held in the rural register, so one menu covers them. Property in a town covered by the town survey is in the urban register instead, under TSLR.
Can I get an encumbrance certificate on e-Services?
No. The EC belongs to the Registration Department and is on TNREGINET. The EC page on this site fetches it by survey number or document number and delivers it as a PDF.
How do I check my patta transfer status?
Under Application Status on the portal, with the reference number on your acknowledgement. The patta status guide here explains where each kind of application is tracked, and the patta page shows whether the new name is on the register yet, which is the change that matters.
Is viewing patta chitta on e-Services free?
Yes. Viewing is free on the portal and on this site. Fees apply to applications such as a transfer or a sub-division and to certified copies; the portal lists them under Application Fees Details.
