Tamil Nadu Bhulekh is the patta chitta
Bhulekh is the Hindi word for land records, and the name of the land record portals of Uttar Pradesh, Odisha and other states. Tamil Nadu has no portal by that name. Its land records are the patta, the chitta, the A-register and the FMB sketch, kept by the Revenue Department. What a Bhulekh portal shows at home, the tools on this page show for land in Tamil Nadu.

How to check a Tamil Nadu land record online
You need the district, the taluk, the village and the survey number. If you only have the place, start from the pin.
- Find the survey numberOpen Which survey number is this pin? and drop a pin on the plot. It gives the survey number, village, taluk and district, and says whether the land is rural or in a surveyed town.
- Open the land recordOn the Land record mini pick the village or town, then the survey number, with the sub-division if the plot has one. A town survey asks for the ward and block too.
- Read the holder and the extentThe record gives the owner names in Tamil and English, the patta number, the extent and the land class, with the parcel on a map beside it and the sub-divisions the register holds for that survey.
- Check what is registered on itRun the Encumbrance certificate mini on the same survey number for every registered sale and mortgage, and the FMB sketch for the measured boundary.
The government route is the Revenue Department's portal, eservices.tn.gov.in. Its menu and whether it is answering right now are on the e-Services page.
The three government portals behind the record
There is no single Bhulekh site in Tamil Nadu. Three government portals hold the record between them. Our monitors ask each one for its page every five minutes, and the lamp shows whether it answered.

Buying land in Tamil Nadu from another state
The checks are the ones you would make at home. Only the names change.
- Match the seller to the recordLook up the survey number and read the name on the patta or TSLR extract. It should be the seller, or someone the seller traces title from on paper.Land record
- Read the encumbrance certificateAsk for at least thirty years. Every sale, mortgage and release should connect, and no loan should be left open.Encumbrance certificate
- Check the extent against the sketchThe extent in the deed, the patta and the FMB sketch should agree. A difference is a boundary question to settle before paying.FMB sketch
- Rule out land that cannot be soldTemple, waqf, Bhoodan and government land turn up in private hands on paper. Check the survey number against each register.Temple land check
- Work out the duty before you agree a priceStamp duty and registration fee are charged on the guideline value or the price, whichever is higher.Stamp duty
A patta is a revenue record, not a title deed. Ownership rests on the registered deeds, which is why the patta and the EC are read together.
Questions people ask about Tamil Nadu Bhulekh
Is there a Bhulekh portal for Tamil Nadu?
No. Bhulekh is the name Uttar Pradesh, Odisha, Uttarakhand, Madhya Pradesh and Maharashtra use for their land record portals. Tamil Nadu publishes its land records on e-Services of Land Records at eservices.tn.gov.in, run by the Revenue Department. A site or app that calls itself Tamil Nadu Bhulekh is private, not the government.
What is Bhulekh called in Tamil Nadu?
The land record is called the patta chitta. The patta names the holder of a survey number and the chitta lists the holdings under one patta number; the two are issued as one extract. For property in a surveyed town the record is the TSLR extract instead.
How do I check Tamil Nadu land records online?
With the district, taluk, village and survey number. The Land record mini on this site shows the patta, chitta or TSLR entry for a survey number, with owner names in Tamil and English. The government route is eservices.tn.gov.in, under View Patta and Chitta.
Can I search Tamil Nadu land records by owner name?
Not on the government portal, which searches only by survey number or patta number. The owner search on this site finds the parcels recorded under a name across the rural register and the town survey register, and separates exact matches from similar spellings.
What is the khasra number called in Tamil Nadu?
The survey number. When a field has been divided, each part has a sub-division as well, written like 112/5A. In towns that have had a town survey the plot is identified by ward, block and town survey number.
What are khatauni and jamabandi called in Tamil Nadu?
The nearest record is the patta chitta, with the A-register as the permanent register behind it. The word jamabandi is used in Tamil Nadu too, but for something else: the yearly audit of the village accounts held in each taluk by the Revenue Department.
How do I see the Bhu Naksha of Tamil Nadu?
Tamil Nadu has no Bhu Naksha portal. Its land map is the FMB sketch, one measured drawing for each survey number. One Map on this site draws every parcel of the state on a single map with its survey number, and the FMB sketch mini gives the sketch as a PDF.
Can I read Tamil Nadu land records in Hindi?
The government portal is in Tamil and English only, and the extract prints names in Tamil. This page has a Hindi edition, the Land record mini shows owner names in English beside the Tamil, and LandLens One answers questions about Tamil Nadu land in Hindi.
Is the Bhulekh Tamil Nadu app official?
No. Apps sold under that name are private. The state's own land records app is TamilNilam, published by the National Informatics Centre.
What does it cost to check a land record in Tamil Nadu?
The government portal charges for certified copies and for applications such as a patta transfer, not for looking up a record. On this site 7 of the 28 tools on this page are free, the land record costs 2 credits, and every tool shows its price before it runs.
What is the circle rate called in Tamil Nadu?
The guideline value. The Registration Department sets it for every street and survey number, and stamp duty and registration fee are charged on the guideline value or the sale price, whichever is higher.
Does a patta prove ownership in Tamil Nadu?
No. A patta is a revenue record, not a title deed. It is strong supporting evidence, but ownership rests on the registered sale deed and the chain of deeds before it, which the encumbrance certificate traces.
Which documents should I check before buying land in Tamil Nadu?
The patta chitta or TSLR extract for the holder and the extent, the encumbrance certificate for the registered history, the FMB sketch for the boundary, the guideline value for the duty, and the seller's own sale deed with the deeds before it.
