How to view an EC on TNREGINET

  1. Open tnreginet.gov.in and choose E-Services, then Encumbrance Certificate, then View EC.
  2. Pick the zone, district and sub-registrar office that cover the property, and the period the certificate should cover.
  3. Enter the survey number and sub-division, or the document number and year if you have the deed, then type the captcha and search.
  4. The certificate lists every registered transaction for that period. Save it as a PDF; a signed copy can be applied for from the same menu.

If the search never returns, the captcha loops or the site shows an error, the EC page here fetches the same certificate and delivers it as a PDF; it does not need the captcha and it queues the request if the department is slow.

How to check the guideline value on TNREGINET

  1. Open tnreginet.gov.in and choose Guideline Value from the menu.
  2. Choose the zone, sub-registrar office and village, then the street name, or search by survey number.
  3. The value shown is per square foot, metre, acre or hectare for the revision in force; stamp duty and registration fee are charged on it or on the sale price, whichever is higher.

Why TNREGINET is so often down

One system carries every registration in the state. It slows at month ends, in the days after a guideline value revision, and whenever a new scheme sends people to it at once; the captcha step times out on slow connections; and maintenance windows are unannounced. The board above records each outage as it happens, and the count under the strip is the day's honest tally. This page does not guess: a red cell means our monitor asked for the portal's page and did not get it.

TNREGINET, Tamil Nilam and TN-GIS: three portals, one property

A buyer in Tamil Nadu needs records from three departments. The Registration Department's TNREGINET holds the registered history (the EC), the guideline value and the deeds. The Revenue Department's Tamil Nilam e-Services holds who holds the land (patta and chitta) and the survey sketch (FMB). TN-GIS is the survey and map service beneath both. This site reads all three, keeps its own copies of the registers, and shows the one record you asked for even when the portal that owns it is not answering.

How do I book a slot to register a deed on TNREGINET?
