Understanding RERA Tamil Nadu
What is RERA?
The Real Estate (Regulation and Development) Act, 2016 (RERA) is a landmark legislation aimed at protecting homebuyers and boosting investments in the real estate sector. In Tamil Nadu, TNRERA ensures transparency, accountability, and efficiency in real estate transactions.
Key Benefits of RERA
- Transparency: All project details including approvals, carpet area, and completion timeline must be disclosed.
- Accountability: Builders must deposit 70% of project funds in a separate escrow account.
- Standardization: Uniform carpet area calculation based on net usable floor area.
- Timely Delivery: Strict penalties for project delays ensure timely completion.
- Quality Assurance: Builders liable for structural defects for 5 years after possession.
- Quick Dispute Resolution: Fast-track complaint resolution within 60-120 days.

Frequently Asked Questions
How do I check whether a project is RERA registered in Tamil Nadu?
Search the project or promoter name in the quick search on this page. A registered project shows its TNRERA registration number, the promoter, the approval it was granted against and its completion date. If nothing comes up under the name the builder gave you, ask the builder for the registration number and search that.
Which projects must be registered with TN RERA?
Any project on more than 500 square metres of land or with more than eight apartments must be registered with TNRERA before it is advertised, booked or sold. Plotted layouts are covered as well as apartments.
Can a builder take a booking amount before registration?
No. A project cannot be marketed or sold before it is registered, and even after registration the builder may not collect more than 10% of the price before a written agreement for sale is signed and registered.
How do I file a complaint with TN RERA?
A homebuyer files online with the Authority for refund and interest, or with the Adjudicating Officer for compensation. The Authority is expected to decide within 60 days and the Adjudicating Officer within 120 days, and an appeal lies to the Appellate Tribunal within 60 days of the order. The complaints and orders on this page show how similar cases were decided.
Do real estate agents need TN RERA registration?
Yes. An agent who sells or facilitates a sale in a registered project must hold a TNRERA agent registration, renewed every five years. The agents search on this page shows whether an agent is registered.
