What is Tamil Nilam?

Tamil Nilam (தமிழ் நிலம், literally "Tamil land") is the Tamil Nadu Revenue Department's computerised land records system. It is the register behind every patta, chitta, A-Register and town survey extract issued in the state. The rural register (patta, chitta, A-Register or adangal) lives on the Tamil Nilam portal, and the urban register (the Town Survey Land Register, TSLR) on Urban Tamil Nilam. The older e-Services pages people used to view patta chitta draw on the same records.

When a patta is transferred after a sale, sub-divided, or corrected at the taluk office, the change is made in Tamil Nilam. So whatever printout you hold, the Tamil Nilam entry is the current state of the record, and it is the entry a buyer, a bank or a court will look at.

What the Tamil Nilam register holds

• Patta and chitta (rural): the registered holder, survey number and sub-division, extent, land classification and land revenue for every rural survey number
• A-Register (adangal): the village register of each survey number with its classification, extent and cultivation particulars
• TSLR extract (urban): the town survey record for property in surveyed towns, by town, ward, block and survey number
• Applications: patta transfer (name change), sub-division and correction requests, with their stage of processing

How to view your patta chitta from the Tamil Nilam register here

The state's citizen portal asks you to register and log in before it shows a record. This site reads the same government register and shows the entry without a login, with a plain-English summary of each field:

1. Open the Patta Chitta Online tool (or its Tamil edition)
2. Choose Rural Patta/Chitta or Rural A-Register for village land, Urban TSLR for property in a surveyed town
3. Select the district, taluk and village (or town, ward and block for urban property)
4. Enter the survey number and sub-division, or the patta number
5. Read the record, then download it as a PDF

Patta transfer and application status on Tamil Nilam

After a sale deed, gift, partition or inheritance, the new holder applies for patta transfer, either at an e-Sevai centre or through the state's online application. The acknowledgement carries a reference number, and that number is what the status page of the state portal reads. The application passes through the village administrative officer's enquiry, the revenue inspector and the Tahsildar's order before the new patta is issued. Until the order is passed the register still shows the previous holder, so the definitive check that a transfer went through is the register itself: look the survey number up on the patta tool and see whose name it shows today. Rural Tamil Nilam and Urban Tamil Nilam

• Rural: villages under a taluk. Records are the patta, chitta and A-Register, identified by district, taluk, village and survey number.
• Urban: towns where a town survey has been completed (Chennai, Coimbatore, Madurai and other corporations and municipalities). The record is the TSLR extract, identified by district, taluk, town, ward, block and survey number.
• A property inside a town but in an area not yet town-surveyed can still be on the rural register under its village survey number. If one register returns nothing, try the other.

What is Tamil Nilam?

How do I check patta transfer status?

Use the reference number on your acknowledgement on the state portal's application status page. To know whether the transfer has actually been made, look the survey number up on the patta tool here: the register shows the current holder, and the new name appears only after the Tahsildar's order.

What is Urban Tamil Nilam?

Urban Tamil Nilam is the urban half of the register: the Town Survey Land Register for property in towns where a town survey has been done. Its record is the TSLR extract, found by town, ward, block and survey number, and it takes the place of a rural patta for that property.
