Approved and Registered Layouts Near a Plot API
Yes. The LandLens layout lookup API does two checks in one call. Send a map point and it lists the RERA registered plot layouts within the radius you ask (3 km by default), nearest first, with the registration number, layout name, promoter, status and distance. Send a survey number with its district and village and it says whether the state's online planning permission register holds a DTCP or panchayat permit naming that survey, with the permit number, type, department, extent, purpose and date. It costs 1 credit a call, and nothing when neither check finds anything.

A real answer from the API, trimmed for length: one of the ten layouts is shown and its long name is cut. The point (Sholinganallur, Chennai) and the survey (Chengalpattu) are two separate checks sent in one call.
What it returns
One call. The layout list comes back when lat and lng are sent; the permit check when survey_number is sent. Send both to get both.
| Field | What it holds |
|---|---|
registered_layouts[] | Up to 15 registered layouts within the radius, nearest first: rera_id, project_name, promoter, status, completion and distance_km. |
total_nearby, radius_km | How many registered layouts the radius holds in all, and the radius used. |
has_planning_permit | true when a permit names this survey (and sub-division) in this village. |
ppa_approvals[] | Up to 10 permits: approval_no, type (Layout Approval or Building Plan), department, district, taluk, village, survey_numbers, extent, purpose, year and permit_date. |
ppa_match | How the permits were matched: in this village, or anywhere in the district when no village was sent. |
ppa_other_villages | How many permits name the same survey number in other villages. They are other land and are not listed. |
Inputs
The JSON body of the POST is the arguments. Send lat and lng for nearby layouts, survey_number with district and village for the permit check, or both.
| Argument | Type | What to send |
|---|---|---|
lat |
number | |
lng |
number | |
radius_km |
number | How far to look for registered layouts, 0.5 to 20 km. Default 3. |
survey_number |
string | The survey number to check for a permit, e.g. 1460/2 or 1460. |
sub_division |
string | The sub-division, if not written into survey_number. |
village |
string | The revenue village. Without it, any village in the district matches. |
district |
string | The district, to narrow the permit check. |

Are there any approved or RERA registered layouts within 2 km of this plot? And does survey 1460/2 in Chengalpattu village have a DTCP layout permit?
Your AI checks both and tells you the price first.
Responses
Every answer has the same envelope. What status can say for this call:
| status | What it means |
|---|---|
ok | Registered layouts were found near the point, or a permit names the survey. Charged 1 credit. |
not_found | Neither check found anything, or nothing was sent. Nothing is charged. |
insufficient_credits | The account has too few credits. Nothing ran. |
Where the data comes from
Two registers: the plot layouts registered with Tamil Nadu's real estate regulatory authority, and the building and layout permits issued through the state's online planning permission system by DTCP and the panchayats.
About 11,700 registered layouts, of which about 8,900 carry a map position and can be found by distance; and about 242,000 planning permits from June 2022, outside the Chennai Metropolitan Area.
The layout register is read again about once a month; the planning permits every week.
Layouts are found by straight line distance from the point and ordered nearest first. For the survey check, each permit's free text survey list is parsed ("181/7,8" names 181/7 and 181/8) and must name this survey, and this sub-division when one is sent; a permit on the whole survey counts. Permits naming the same survey number in another village are counted, not listed.
Who uses it
Plot buyers
See which registered layouts are around a plot on offer, and whether the plot's own survey number carries a layout permit.
Brokers and listing sites
Show the approved layouts near a listing, nearest first, with the promoter and status.
Land analysts
Count registered layouts within a few kilometres of a site to read how fast plotted development is moving there.
Limits and good practice
- About a quarter of registered layouts carry no map position and are never found by distance. Search them by name with rera_project.
- The permit check reads the planning permission register, which starts in 2022 and leaves out the Chennai Metropolitan Area. For CMDA land use approval_search or cmda_register.
- Many permits carry no survey number in the listing. approval_search also reads survey numbers out of the approval letters, and finds more.
- Some registered layout names come back joined to the start of their description, as in the sample.
- A registered layout nearby says nothing about the plot itself.
Pricing
Each call costs 1 credit. A call that finds nothing is free. Credits come from the same LandLens wallet as the chat and the minis. How billing works.
For thousands of calls a month, a portfolio sweep or a platform built on these registers, we quote a customised bulk price, with invoicing to match.
Questions
Is there an API to find approved layouts near a location?
Yes. Send lat and lng, and radius_km if you want other than 3 km. You get the registered layouts nearest first, with their distance.
Can I check whether a survey number has a DTCP layout approval?
Yes. Send survey_number with district and village. has_planning_permit says whether a permit names it, and ppa_approvals lists them.
Does it cover CMDA layouts in Chennai?
The registered layouts list covers all of Tamil Nadu. The permit check does not cover the CMDA area; use cmda_register with register layout, or approval_search.
How much does it cost?
Each call costs 1 credit. Nothing is charged when nothing is found.
