Your document, read and analysed

EC and Patta Analyzer API

Yes. The LandLens analyzer API reads an encumbrance certificate or a patta you already hold and analyses it. Send a public link to the PDF or scan and say which it is. For an EC you get the ownership succession, every mortgage and whether it was discharged, gaps in the chain and red flags; for a patta, the holders, extent and classification with anything irregular flagged. Each answer carries the full written analysis and a short digest: a verdict, key facts, risks by level and next steps. It costs 2 credits per document, and nothing when the document cannot be read.

What it returns

One call, one answer. found is false (status not_found) when the document could not be fetched or read, and then nothing is charged.

FieldWhat it holds
analysisThe full written analysis, as plain text.
digest.verdict, tone, headlineA short verdict, its tone (ok, warn or bad) and a one-line headline.
digest.key_facts[]Up to eight label and value pairs: the current owner, extent, survey, last transaction and the like.
digest.risks[]Up to six risks, each with a level (high, medium or low), a title and the detail.
digest.next_steps[]Up to five things to do next, such as ordering a certified copy or asking for a release deed.
document_type, source_fileec or patta, as analysed, and the file name read.
noteGuidance for an AI reading the answer: lead with the few findings that matter, and never call a document genuine or fake.

Inputs

The JSON body of the POST is the arguments. Over the API file_url is needed as well as document_type: without it the call answers not_found and charges nothing.

ArgumentTypeWhat to send
document_typerequired string: patta, ec "ec" for an encumbrance certificate, "patta" for a patta.
file_url string A public https link to the PDF or scan, up to 25 MB. Links into a private network are refused.

Code

Set LANDLENS_KEY to your key. In an AI app, connect https://verified.realestate/mcp once and ask in plain words instead. In Postman, download this API's collection, import it (File, Import) and set apiKey.

curl -X POST https://verified.realestate/api/v1/tools/analyze_document \
  -H "Authorization: Bearer $LANDLENS_KEY" \
  -H "Content-Type: application/json" \
  -d '{}'

Responses

Every answer has the same envelope. What status can say for this call:

statusWhat it means
okThe document was read and analysed. Charged.
not_foundNo file_url, a link that could not be fetched or is not a document, text too short (often a poor scan), or the analysis did not complete. error says which. Not charged.
insufficient_creditsHTTP 402, with the credits needed, your balance and where to top up.
errorThe call failed on our side. Nothing is charged.

Where the data comes from

Register

Not a register: the encumbrance certificate or patta you send, read page by page (scans included) and analysed by an AI model with the same instructions as the LandLens EC and patta analyzer pages.

Coverage

Tamil Nadu encumbrance certificates and pattas, as PDF or scan images (JPEG, PNG, TIFF, BMP, WebP, HEIC) up to 25 MB and 50,000 characters of text per call.

How current

As current as the document you send. To read the registration department's index as it stands today, pull the EC live with ec_transactions.

How we read it

The document is fetched from your link and its text read, then analysed: for an EC, row by row through the registered transactions; for a patta, field by field. A second, short pass condenses the analysis into the digest.

Who uses it

Buyers and brokers

Get a plain reading of the EC the seller handed over: who owns it now, and whether any mortgage is still open.

Banks and NBFCs

Screen the EC and patta in a loan file before it reaches the advocate, with risks graded by level.

Document platforms

Turn an uploaded EC into key facts and risks your own system can store and show.

Limits and good practice

  • The analysis reads what the document says. It cannot tell whether the document is genuine; only a comparison with a certified copy can.
  • It is a reading aid, not a legal opinion. Read the rows before stating a property is unencumbered.
  • An EC shows only registered deeds. A deposit of title deeds filed only with CERSAI will not appear; run court_cersai for that.
  • Up to 50,000 characters of text are analysed per call. For a long EC, send the certificate pages only.
  • The link must be publicly reachable and point at a PDF or an image.

Pricing

2 credits per answer

An analysis costs 2 credits per document over the API, which covers fetching and reading it. A document that cannot be read, or an analysis that does not complete, is not charged. Credits come from the same LandLens wallet as the chat and the minis. How billing works.

Questions

Is there an API to analyse an encumbrance certificate?

Yes. Send LandLens a link to the EC and it returns the ownership chain, mortgages and whether they were released, gaps and red flags, with a short digest, over plain HTTPS or as an MCP tool.

What is the difference between this and the EC API?

The EC API (ec_transactions) pulls the registration department's records live for a property. This analyses an EC or patta you already hold as a file.

How much does it cost?

It costs 2 credits per document over the API, including reading it. Nothing is charged when the document cannot be read.

Can it tell if a patta or EC is fake?

No. It reads what the document says. To check a deed is genuine, order its certified copy from the sub registrar office and compare.

Does it read Tamil documents?

Yes. ECs and pattas are read in Tamil and English, and scanned copies are read before they are analysed.
