Chennai Building Utility API: tax, water and EB from a map point

Yes. The LandLens Chennai building utility API takes a point on a building in the Greater Chennai Corporation area and finds its records without a bill number: the corporation property tax assessment and its dues, the water board (CMWSSB) water tax with its water, sewer and rainwater harvesting connections, and the electricity connections on the building with their tariffs and counts. The first call is a free quote; the approved run reads the government portals live and costs 2 credits for each check that returns a record.

A real quote from the API, with the balance and request id left out. Approving it runs the three live checks.

What it returns

The first call returns a quote, with status proposal. Send its next block to approve_action within 30 minutes; the approval answers with the results below directly (it does not queue).

FieldWhat it holds
results.property_taxThe corporation assessment for the building: its bill numbers, zone and ward, and the tax record with dues (tax_data), with success, available and message.
results.water_taxThe water board record: owner name, address, total dues, half-yearly tax, and whether water, sewer and rainwater harvesting are connected (water_data).
results.eb_connectionsThe electricity connections on the building: total connections, LT and HT counts, the tariffs and their usage types.
results.*.chargedCredits taken for that check: the per-check price when its record came back, 0 when it did not.
credits_used, coverageWhat the run cost in all, and the area covered.
outside_coverageSet when the point is outside the corporation, with every check marked unavailable and nothing charged.

Inputs

The JSON body of the POST is the arguments. Drop the point on the building itself, not the road in front.

ArgumentTypeWhat to send
latrequired number Latitude in decimal degrees
lngrequired number Longitude in decimal degrees
checks array Any of property_tax, water_tax and eb_connections. Leave it out for all three.

Code

Set LANDLENS_KEY to your key. In an AI app, connect https://verified.realestate/mcp once and ask in plain words instead. In Postman, download this API's collection, import it (File, Import) and set apiKey.

curl -X POST https://verified.realestate/api/v1/tools/chennai_utility \
  -H "Authorization: Bearer $LANDLENS_KEY" \
  -H "Content-Type: application/json" \

Responses

Every answer has the same envelope. What status can say for this call:

statusWhat it means
proposalThe quote. Nothing is charged. Approve it by sending next.arguments to approve_action within 30 minutes, unchanged.
okFrom approve_action: the checks ran. Read each check's available and charged; a check with no record costs nothing.
not_foundlat or lng is not a number, or the point is outside the Chennai corporation. Nothing is quoted or charged.
insufficient_creditsHTTP 402 at approval, with the credits needed and your balance.

Where the data comes from

Register

The Greater Chennai Corporation's building index and property tax portal, the Chennai Metropolitan Water Supply and Sewerage Board's water tax records, and the electricity distribution company's connection records.

Coverage

Buildings within the Greater Chennai Corporation, from Kathivakkam in the north to Uthandi in the south. A point outside that area is refused before anything is quoted, and nothing is charged.

How current

Live. The approved run reads the portals at that moment.

How we read it

The point is matched to the building it falls on, and the building's tax and connection numbers are used to read each record. A check is charged only when the government record actually comes back, not merely when a building is found.

Who uses it

Buyers and tenants

Check the tax and utility position of a Chennai building from its location, before you have any bill number.

Lenders and valuers

Confirm the building is assessed, its dues and its connections, from a site visit pin.

Analysts

Read how many electricity connections, and of which tariff, a building carries as a sign of its use.

Limits and good practice

  • Greater Chennai Corporation only.
  • The point must fall on the building. A point on the road may find the wrong building or none.
  • The government portals are often down out of hours. A check that cannot be read returns its message and costs nothing.
  • A tax assessment or electricity connection is not proof of ownership.

Pricing

2 credits on approval

The quote is free. Each check costs 2 credits when its record comes back, so all three cost at most three times that; a check that finds nothing is not charged. Credits come from the same LandLens wallet as the chat and the minis. How billing works.

Questions

Is there an API to find a Chennai building's property tax from its location?

Yes, this one. Send a point on the building; it finds the assessment and reads the dues live, no bill number needed.

Why is it quoted first?

Each check is a live read of a government portal and is charged when it delivers, so the cost is shown and approved before anything runs.

I have the bill number. Which call should I use?

tax_bill_lookup reads a property tax or water tax bill directly from its number, at no charge.

What does the EB check return?

The number of electricity connections on the building, low and high tension, with their tariffs and usage types.
