Tamil Nadu RERA Agent, Complaint and Regularised Layout API
Yes. The LandLens RERA check API searches three Tamil Nadu real estate registers by name or registration number: registered agents (with their registration validity and whether it has lapsed), complaint orders passed by the authority and its benches (complaint number, order date, parties, project and a link to the order), and regularised layouts (registration number, date, layout, site and promoter). It costs 1 credit a search, and nothing when no record matches.

What it returns
One call searches one register and returns up to 15 records.

judgement: complainant, respondent, project | The parties and the project complained about. |
judgement: record_url | The order's page in LandLens, with the final order itself. |
regularisation_layout: registration_no, registration_date, project, address, promoter | The regularised layout's registration, the plots and survey numbers it covers, and the promoter. |
regularisation_layout: found_in | Where the search matched: registration number, layout name, layout address, or the promoter only. |

Code
Set LANDLENS_KEY to your key. In an AI app, connect https://verified.realestate/mcp once and ask in plain words instead. In Postman, download this API's collection, import it (File, Import) and set apiKey.

Is the broker selling me this flat a registered RERA agent, and is the registration still valid? Also, are there complaint orders against the builder?
Your AI searches the agent register and the complaint orders and tells you the price first.
Responses
Every answer has the same envelope. What status can say for this call:
| status | What it means |
|---|---|
ok | One or more records matched. Charged 1 credit. |
not_found | No record matched. Nothing is charged. |
invalid_args | query or subject was missing, or a phone number was written into the search. Nothing ran. |
insufficient_credits | The account has too few credits. Nothing ran. |
Where the data comes from
Three registers kept by Tamil Nadu's real estate regulatory authority: registered real estate agents, the final orders on complaints heard by the authority and its benches, and layouts registered under the regularisation of unapproved layouts.
3,856 registered agents, 3,014 complaint orders from March 2018 to September 2026, and 9,476 regularised layouts, across Tamil Nadu.
Agents and complaint orders are read again every two weeks. An agent's status follows which list the authority now shows it on.
Searched in our copy of each register. Agents match on name and registration number; orders on complaint number, complainant, respondent and project; regularised layouts on registration number, layout name, site and promoter. A layout found only through its promoter's address is listed last and says so.
Who uses it
Buyers
Check that the broker is a registered agent with a live registration, and read the complaint orders against the builder before booking.
Advocates
Find the orders a builder has already lost, with the order itself, for a complaint or a title opinion.
Plot buyers
Confirm that a layout sold as "regularised" is on the regularisation register, and which plots and survey numbers it covers.
Limits and good practice
- Registered projects themselves are a separate call, rera_project.
- Dates other than final_order_date come back as UTC timestamps at 18:30 on the day before; add five and a half hours for the Indian date.
- Builders are named many ways in complaints ("Casa Grand", "Casagrand"). Search the short form, then the long one.
- No complaint order is not proof that no complaint is pending. Only final orders are on the register.
Pricing
Each search costs 1 credit. A search that matches nothing is free. Credits come from the same LandLens wallet as the chat and the minis. How billing works.
For thousands of calls a month, a portfolio sweep or a platform built on these registers, we quote a customised bulk price, with invoicing to match.
Questions
Is there an API to verify a RERA agent in Tamil Nadu?
Yes. Send the agent's name or registration number with subject agent. status says whether the registration is live or expired, and from when.
Can I find RERA complaints against a builder by API?
Yes. Send the builder or project name with subject judgement. Each order comes with its complaint number, order date, bench and a link to the order.
What is a regularised layout?
A layout first sold without approval and later regularised plot by plot. Send the registration number, layout name or village with subject regularisation_layout to see which plots were regularised.
Does it check RERA project registrations?
No, that is rera_project, which returns the project, promoter, completion date and filings.
How much does it cost?
Each search costs 1 credit. Nothing is charged when no record matches.
