Certified Copy API for Tamil Nadu registered documents
Yes. The LandLens certified copy API orders the official certified copy of any document registered at a Tamil Nadu sub registrar office: sale deeds, gifts, settlements, mortgages, releases and the rest. Send the document number, the year and the office. The first call returns a quote showing the document and the office it will be ordered from; once approved, the copy is ordered from the registration department and arrives in 30 minutes to 30 hours. It costs 10 credits, returned automatically when the department confirms it holds no such document. A copy already bought on your account is not sold again.

What it returns
The first call returns a quote, with status proposal. Send its next block to approve_action within 30 minutes; the order is placed at once and the copy follows.
| Field | What it holds |
|---|---|
label, details (quote) | The document and the office it will be ordered from, and the parties when your account already holds the register entry for it. |
params (quote) | document_no, year, sro_code and sro_name exactly as they will be ordered. Approve with these unchanged. |
already_held, certified_copy_id, ordered_on (quote) | When this account already bought this copy: no price is quoted, and the answer says when it was bought. |
certified_copy_id, status, credits_used (approve_action) | The order placed: its id, status processing, and what it cost. |
status_url (approve_action) | A link that shows where the order stands (processing, completed or failed) and, once completed, the copy's link and any comparison with a deed you uploaded. It needs no key and lasts 30 days. |
reused | Set when an order for the same document was already in progress on your account, so nothing new was charged. |
Inputs
The JSON body of the POST is the arguments. document_no and year are required; the office is needed too, as a code or a name.
| Argument | Type | What to send |
|---|---|---|
document_norequired |
string | The registration number, e.g. 2711 (or 2711/2019). |
yearrequired |
string | The registration year, e.g. 2019. |
sro_code |
string | The sub registrar office code. Leave it out and send sro_name instead when you have the office's name; sro_lookup gives the code from a map point. |
sro_name |
string | The office name as printed on the document, e.g. Neelankarai. |
verify_against_upload |
boolean | Used in the LandLens chat, where a document has been uploaded. Over the API there is no upload to compare against, so leave it out. |
Code
Set LANDLENS_KEY to your key. In an AI app, connect https://verified.realestate/mcp once and ask in plain words instead. In Postman, download this API's collection, import it (File, Import) and set apiKey.

Order the certified copy of document 2711 of 2019 at Neelankarai sub registrar office.
Your AI shows the quote with the office it will order from, and orders only after you say yes.
Responses
Every answer has the same envelope. What status can say for this call:
| status | What it means |
|---|---|
proposal | The quote, or for a copy you already hold, the note that it is yours. Nothing is charged. Approve by sending next.arguments to approve_action within 30 minutes, unchanged. |
ok | From approve_action: the order is placed (status processing). |
not_found | At the quote: the document number, year or office is missing or malformed. known_inputs says what was understood. |
invalid_args | From approve_action: the number and year disagree (2711/2019 with year 2018) or are not a number and a four-digit year. |
insufficient_credits | HTTP 402 at approval, with the credits needed, your balance and where to top up. |
error | From approve_action: the order could not be placed. Nothing is charged, and the same quote can be approved again. |
Where the data comes from
The registration department of Tamil Nadu, which issues certified copies of the documents registered at its sub registrar offices.
Documents registered at any sub registrar office in Tamil Nadu that the department issues certified copies of online.
Each approved order is placed with the department at that time.
The order goes to the department with the government fee included in the price. A printed office name is matched to its code where it can be; when the office is worked out from the parcel rather than from the document, the quote says so, so the office can be confirmed before approving.
Who uses it
Law firms
Order the copies of every deed in a title chain from the document numbers an EC lists.
Banks and NBFCs
Get the department's own copy of the deed in the loan file, to compare with what the borrower handed over.
Buyers
Have the seller's parent deed copied from the office before the advance, rather than trusting a photocopy.
Limits and good practice
- The copy takes 30 minutes to 30 hours. It is delivered to your LandLens account's certified copies and by WhatsApp to the account's number; the API answer carries the order id and a status_url, which carries the file's link once the copy is in.
- Check the office. A deed is held by the office it was registered at; when the quote says the office came from the parcel, confirm it before approving.
- Credits come back automatically only when the department confirms it holds no such document. A copy that cannot be fetched automatically for another reason is obtained by our team by hand, and is not refunded.
- One document per order.
Pricing
A certified copy costs 10 credits once approved, with the government fee included. It is returned when the department confirms no such document exists. The quote is free, and a copy your account already holds is not charged again. Credits come from the same LandLens wallet as the chat and the minis. How billing works.
For thousands of calls a month, a portfolio sweep or a platform built on these registers, we quote a customised bulk price, with invoicing to match.
Questions
Is there an API to get a certified copy of a sale deed in Tamil Nadu?
Yes. LandLens orders the certified copy from the registration department for a document number, year and sub registrar office, after you approve a quote, over plain HTTPS or as an MCP tool.
How long does a certified copy take?
Usually 30 minutes to 30 hours after approval.
How much does it cost?
It costs 10 credits with the government fee included, returned if the department confirms no such document exists.
How do I know when the copy is ready?
Open the status_url the approval returns, from a browser or a script, every few minutes. It reads processing until the copy is in, then completed with the link to the copy.
Where do I find the document number?
On the deed, or in the encumbrance certificate: ec_transactions lists every registered document on a property with its number, year and office.
What if I already bought this copy?
The quote says it is already yours, with no price, and points to where it is kept.
