Order a Legal Opinion from a Location
Yes. The LandLens legal opinion order starts a complete title opinion on a Tamil Nadu parcel when you do not hold its documents. Send the location and the parcel's revenue codes and survey number. The first call returns a quote for step one, reading the full-period encumbrance certificate for 1 credit; that read lists every registered deed on the parcel, and you then approve the opinion's own itemised total (a base price, more for each survey number beyond three, and a certified copy per deed you keep). The pipeline then fetches the copies, runs the land checks and writes the opinion, which takes one to thirty hours.

A real quote from the API, trimmed for length.
What it returns
The first call returns the step one quote, with status proposal. The finished opinion is read with legal_opinion.
| Field | What it holds |
|---|---|
proposal, action, label | The quote: what step one does, for which survey and village. |
params | The parcel exactly as it will be searched. Approve with these unchanged. |
cost | What step one costs (the register read only). |
note | What follows: the document list, how the opinion's total is made up, and how long the report takes. |
next | The approve_action call to make, with the action and params filled in. |

I want a full legal opinion on survey 65/4B in Kavanoor village, Kundrathur taluk. I do not have the documents.
Your AI resolves the parcel, shows you the quote for the register read, and orders nothing until you say yes.
Responses
Every answer has the same envelope. What status can say for this call:
| status | What it means |
|---|---|
proposal | The step one quote. Nothing is charged. |
not_found | No location, or the survey number and revenue codes are missing. error says to resolve the parcel first. |
invalid_args | From approve_action today: the second step (the document list and the opinion's total) is approved in LandLens, so approving this quote over the API is refused. See limits. |
Where the data comes from
The registration department's encumbrance index for the parcel's full period, certified copies of the deeds it names, the revenue records, the CERSAI register, court and revenue court searches and the LandLens land checks, read together into one opinion.
Any Tamil Nadu parcel with revenue codes and a survey number, village or town survey.
Live. The encumbrance certificate is always read fresh for an opinion, so a deed registered since any earlier check is not missed.
Two approvals. The first pays only for the register read and returns the list of registered deeds, each one deselectable, with the exact total for the opinion. Nothing more is charged until that total is approved; the copies, checks and opinion then run unattended.
Who uses it
Banks and NBFCs
Commission a title opinion on a parcel at login, from its location, without waiting for the borrower's documents.
Land aggregators
Get an opinion on a parcel you are negotiating for before the seller hands over the deeds.
Buyers
Have the whole registered history of a plot read, copied and opined on, from a map pin.
Limits and good practice
- The order is completed in LandLens. Approving this quote over the API answers invalid_args, because the step that approves the document list and the opinion's total needs the list the LandLens screen issues. Use legal_opinion_project to order an opinion end to end over the API from your own documents.
- Resolve the parcel first. Without the survey number and revenue codes no quote is made.
- The quote is for the register read only. The opinion is priced on the next step, by the deeds you keep.
- An opinion reads what is registered and what the checks return. What it lists as needing manual verification has not been verified.
Pricing
Step one, the register read, costs 1 credit. The opinion is then quoted in full (a base price, more for each survey number beyond three, and a certified copy per deed kept) and nothing more is charged until that total is approved. Credits come from the same LandLens wallet as the chat and the minis. How billing works.
For thousands of calls a month, a portfolio sweep or a platform built on these registers, we quote a customised bulk price, with invoicing to match.
Questions
Can I order a property legal opinion by API?
You can start one: this returns the quote for reading the parcel's register. The second approval, of the document list and total, is completed in LandLens. To order end to end over the API, use legal_opinion_project with the documents you hold.
How long does the opinion take?
One to thirty hours once the total is approved, depending on how many certified copies are fetched.
What does it cost?
The register read costs 1 credit. The opinion's own total is shown, itemised, before you approve it.
How do I read the finished opinion?
With legal_opinion: list your opinions, then read one by its project id.
