Registration Pulse API: what sold in a project, from the registered deeds
Yes. The LandLens Registration Pulse API returns what actually sold in a registered Tamil Nadu project, from the registered deeds. The deeds registered on the project's survey numbers are read, each sale deed is matched to the filing's unit statement (flat and floor, flat number or undivided share), and you get registered sales by month, first sales against resales, units still unsold against the filing, the price per square foot paid (low, median, high), the ticket bands, and every deed. Search a project by name, or call with nothing for the statewide figures and the projects read most recently. It is part of LandLens Intelligence on the enterprise plan and costs nothing per call.

A real answer from the API, trimmed for length: one deed, one certificate and three ticket bands are shown, and three fields on how the records were processed are left out. Links are shown on the live host.
What it returns
With rera_id, one project. With q, matching projects. With neither, the statewide figures and the projects read most recently.
| Field | What it holds |
|---|---|
project | The project: rera_id, name, developer, kind, district, village, dates, stage, the survey number read and blocks and floors. |
unit_statement | held when the filing's unit statement has been read, so deeds can be matched to units. |
figures | registered, first_sales, resales, median_price, unsold, units_in_filing, deeds, matched, and sales_not_found with its note when the read found fewer sales than can be relied on. |
months[] | Per month: deeds registered, first sales, resales, value, median price per square foot, cumulative first sales and unsold. |
price_per_sqft | The low, median and high price per square foot on carpet area, and on total area, with the total value. |
ticket_bands[] | Sales by ticket size, from under 50 lakh to over 5 crore. |
certificates[] | The encumbrance records read: office, village, survey, date range, pages, deeds found and status (parsed or empty). |
deeds.rows[] | Each deed: document number and date, office, nature, flat and floor, unit type, UDS, carpet and total area, consideration, market value, price per square foot, first sale or resale, how it was matched (confidence) and the number of buyers. |
statewide | Projects read, certificates, deeds, sales and units held across the state, and the last read. |
page_url, export_url | The same view in LandLens. export_url downloads it in a signed-in browser only. |

Statewide
No arguments: what is held across the state, and the projects read most recently.
Inputs
The JSON body of the POST is the arguments.
| Argument | Type | What to send |
|---|---|---|
rera_id |
string | The RERA registration number of the project to read. |
q |
string | Project or developer name to search the register for. |
show |
string: sales, all | sales (default): sale deeds only; all: every deed on the certificate, mortgages and releases included. |
sort |
string: date, doc, flat, carpet, consideration, price, kind, confidence | Deed table order; default date (newest first). |
dir |

How many flats have registered in Sreerosh Aurelia, and what price per square foot are buyers paying?
Your AI reads the project's registered deeds and gives the sales, the price range and the caveat on what was read.
Responses
Every answer has the same envelope. What status can say for this call:
| status | What it means |
|---|---|
ok | The project, the search or the statewide view was read. A project not yet read says so; read figures.sales_not_found before quoting absorption. |
not_found | No project with that registration number, or none matches the search. message says which. |
scope_denied | HTTP 403, nothing charged. The account behind the credential does not hold the enterprise plan (reason enterprise_plan, with plan_url), Intelligence is paused on the account (access_paused), or the day's allowance of rows read over the API is used (row_limit, with retry_after). |
Where the data comes from
The registration department's encumbrance records for the survey numbers a project stands on, read deed by deed, matched to the unit statement the project filed on the Tamil Nadu real estate project register.
Projects across Tamil Nadu whose deeds have been read; the statewide block in every answer gives how many projects, certificates, deeds and sales are held. A project not yet read says so with its unit statement status rather than showing zero sales.
Certificates are read in batches, and the deeds are matched and rolled up every night. Each project carries the dates its records were read to (figures.window_to, figures.last_read).
Price per square foot is the consideration over the carpet area where the deed and the unit statement agree, else over the total area; confidence on each deed says which. A first sale is a unit's first registered sale, by the promoter or a landowner; a later sale of the same flat is a resale. A gap in what was read is reported as a gap, never as unsold stock.
Who uses it
Lenders and valuers
See what buyers actually paid per square foot in a project before valuing the next flat in it.
Developers
Track a competitor's registered sales by month and the prices they are achieving.
Research desks and funds
Measure absorption from registered deeds rather than from launch claims.
Limits and good practice
- Only projects whose deeds have been read carry deeds. A project not yet read is not a project with no sales.
- When figures.sales_not_found is true, the read found too few sales to rely on, and no share sold, stock or pace is given. Treat it as a gap in what was read.
- A sale registers months after booking. Registered sales lag bookings, and some buyers register only at possession.
- Price per square foot depends on the area used: confidence on each deed says whether carpet or total area was used.
Pricing
Registration Pulse costs nothing per call. LandLens Intelligence is part of the enterprise plan: the plan is the only requirement, and a credential on an account without it is refused with nothing charged. Credits come from the same LandLens wallet as the chat and the minis. How billing works.
Free calls have an hourly and daily allowance. For more than that, or a platform built on these registers, we set up limits and a plan to match.
Questions
Is there an API for flat sales in a Tamil Nadu project?
Yes, this one. It returns the registered sale deeds of a project matched to its filed units, with sales by month and the price per square foot paid, as JSON over HTTPS or MCP.
How much does it cost?
No credits. It needs the LandLens enterprise plan; without it the call answers scope_denied with the plan page and nothing is charged.
Why does a project show no deeds?
Its records have not been read yet, or the read found no sales it could rely on. The answer says which; neither means nothing sold.
Can I see resales as well as first sales?
Yes. Every deed is marked first or resale, and the monthly series counts both.
How is this different from pricemap_transactions?
pricemap_transactions lists the deeds behind a Price Map you saved for a place. This reads one registered project, matched flat by flat to its filing.
