With rera_id, one project. Without it, a page of 25 projects with the counts for the filters. found is false (status not_found) when no project matches.

Responses

Every answer has the same envelope. What status can say for this call:

status	What it means
`ok`	The project, or at least one project in the list, was found.
`not_found`	No project with that registration number (filings with a similar name or number come back under similar), or no project matches the list filters. message says which.
`scope_denied`	HTTP 403, nothing charged. The account behind the credential does not hold the enterprise plan (reason enterprise_plan, with plan_url), Intelligence is paused on the account (access_paused), or the day's allowance of rows read over the API is used (row_limit, with retry_after).

Where the data comes from

Register

The project's own filing on the Tamil Nadu real estate project register, joined to the CMDA planning permission and completion certificate registers, the DTCP and panchayat planning permission register, the regulator's orders, and the CMDA lists of unauthorised construction, sealing and demolition notices.

Coverage

Every project filed on the register since 2017, in all 38 districts, about 27,000 when this page was written. Completion certificates are held for the Chennai Metropolitan Area only.

How current

Our copy of the register is refreshed when the regulator updates its published lists, and the profiles are rebuilt every night. as_of gives the time of the last rebuild; the approval registers are read to the dates the answer states.

How we read it

Figures are the filing's own; what a filing does not carry is reported as not held, with the reason. A permit number is matched when the number the filing quotes is a record's own number, and possible when only part of it agrees. A promoter name on an order list is a lead to read, not a finding.

Figures are what the filing says. A project's actual progress on site is not published, so late is a fact about the filing, not a verdict on the site.
A permit with no matching record is not proof the permit was never granted: the approval registers are read to the dates the answer states.
Completion certificates are held only for the Chennai Metropolitan Area. Elsewhere none is expected.
A name on an order or enforcement list is a lead to read, never proof it concerns this promoter.

Is there an API for registered real estate project details in Tamil Nadu?

Yes, this one. It returns a project's filing read end to end, with its permits, cost, delay and neighbours, as JSON over HTTPS or MCP.

How much does it cost?

No credits. It needs the LandLens enterprise plan; without it the call answers scope_denied with the plan page and nothing is charged.

Can I search by builder name?

Yes. Leave out rera_id and send q with the project or promoter name; district, kind, stage and window narrow it.

How is "late" decided?

The filed completion date has passed and the register does not show the project completed. timing gives the months either side of the date.

How is this different from rera_project?

rera_project returns the registration record and its document links. This profile adds the permit matching, delay, cost analysis, nearby projects and the promoter's orders, and needs the enterprise plan.
