Real Estate Forms and Rules API for Tamil Nadu
Yes. The LandLens statutory forms API finds the document a Tamil Nadu real estate procedure asks for and returns its PDF link: the real estate regulator's forms (project registration, quarterly progress, extension, agent renewal, complaint and appeal), its Act, Rules, Regulations and circulars, and CMDA's planning permission checklists, the Tamil Nadu Combined Development and Building Rules 2019 with amendments, TDR and regularisation guidelines and recent government orders. Ask by form letter, document name or plain purpose ("how do I appeal an order"). It costs nothing.

A real answer from the API, with balance_after and request_id left out.
What it returns
One call, one answer. found is false (status not_found) when nothing in the library matches, and error says what the library does cover.
| Field | What it holds |
|---|---|
records[] | Up to 20 documents: document (its name), form_code and reference where it has one, authority, category (form, act, rule, circular, checklist or guide), purpose, detail_url (the page that explains it) and pdf_url. |
count, total_matches | How many documents are in records, and how many matched in all. Name the form or Act to narrow a long list. |
query | What was searched, with the filters you set. |
note | How the query was read (phrase or key words), how to cite a circular, and a reminder to confirm fees and portals before filing. |
filtered_out | On a miss under a filter: how many documents match the same words with the filter off. |
Inputs
The JSON body of the POST is the arguments. Nothing is required by the schema, but send at least one of query, authority or category.
| Argument | Type | What to send |
|---|---|---|
query |
string | Free text: a form letter ("Form M"), a document name ("TNCDBR", "Apartment Ownership Act"), or the purpose ("complaint", "agent registration", "layout checklist"). |
authority |
string: rera, cmda | "rera" for the real estate regulator and its Appellate Tribunal, "cmda" for CMDA. Leave it out to search both. |
category |
string: form, act, rule, circular, checklist, guide | One kind of document: form, act, rule, circular, checklist or guide. |

I want to complain about a builder who has not handed over my flat. Which form do I file, and where is it?
Your AI finds the complaint form, says which authority it goes to, and gives you the PDF.
Responses
Every answer has the same envelope. What status can say for this call:
| status | What it means |
|---|---|
ok | At least one document matched. |
not_found | Nothing in the library matches, an authority or category value was not recognised, or no input was sent. error says which, and what the library covers. |
free_limit_reached | Your account has used its free calls for the hour or the day. retry_after says when they come back. |
Where the data comes from
A library of the forms, Acts, Rules, checklists, circulars and guidance the Tamil Nadu real estate regulator and the Chennai Metropolitan Development Authority publish, each kept as a PDF with a page that explains it.
60 documents: 28 from the real estate regulator and its Appellate Tribunal (forms A, B, E, J, L, M and N, the 2016 Act, the 2017 Tamil Nadu Rules, the Regulations, circulars, the building application checklist and the registration guidelines) and 32 from CMDA (application checklists for planning permission, layouts and reclassification, the 2019 building rules and amendments, the Town and Country Planning Act, the Apartment Ownership Act 2022, TDR and regularisation guidelines, inspection SOPs and orders). Forms of DTCP, the revenue department, corporations and TANGEDCO are not held.
The library changes when an authority publishes a new form or rule and it is added. Fees, filing portals and deadlines change more often than the forms, so confirm them with the authority before filing.
The query is matched as a phrase first, then through common synonyms (a "building permit" is planning permission), then by its key words, keeping only the best-scoring documents. Forms you can file come first, then checklists, rules, Acts, guides and circulars.
Who uses it
Homebuyers
Find the right complaint or appeal form against a builder, with the PDF, without hunting through the regulator's site.
Developers and architects
Pull the current CMDA checklist and building rules for a planning permission or layout application.
AI assistants
Answer "which form do I file" with the actual document and its link, not a description of one.
Limits and good practice
- Two authorities only: the Tamil Nadu real estate regulator and CMDA. DTCP, revenue, corporation and electricity forms are not in the library.
- Some circulars are scanned PDFs. Cite a circular by its reference and link the PDF rather than relying on its title.
- This returns the document to file. To check whether a project, promoter or building is registered or approved, use the approval tools.
- Deed formats (sale, gift, lease, power of attorney) are drafted with document_draft, not held here.
Pricing
The forms library costs nothing. Free calls are subject to the account's hourly and daily allowance. Credits come from the same LandLens wallet as the chat and the minis. How billing works.
Free calls have an hourly and daily allowance. For more than that, or a platform built on these registers, we set up limits and a plan to match.
Questions
Is there an API for TN RERA and CMDA forms?
Yes. LandLens returns the matching forms, rules, checklists and circulars with their PDF links as JSON, over plain HTTPS or as an MCP tool. It is free.
Can I ask in plain words?
Yes. "Which form do I file to complain about a builder" is read by its key words and returns Form M, the complaint before the regulator; a form letter or a document name works too.
Which documents does it hold?
60 documents: 28 from the real estate regulator and its Appellate Tribunal and 32 from CMDA, including the 2019 building rules and the planning permission checklists.
Does it tell me the filing fee?
No. Fees and filing portals change more often than the forms; confirm them with the authority before filing.
