Delivery Monitor API: late and delayed projects in Tamil Nadu
Yes. The LandLens Delivery Monitor API sets every registered project's filed completion date against the register's status, the extension and progress notices it carries, and the CMDA completion certificates matched to it. It returns the late table with months past the date, the projects due in the next 6 or 12 months, the developers ranked by how often and how far they run late, and the certificates issued in the last 12, 24 or 60 months with the filing each one matches. Filter by district, kind, developer, a band of months late or a name. It is part of LandLens Intelligence on the enterprise plan and costs nothing per call.

A real answer from the API, trimmed for length: one row of each table and two of the five bands are shown. Links are shown on the live host.
What it returns
One call returns all four tables for the filters. limit sets the rows of each.
| Field | What it holds |
|---|---|
figures | Filings in the view: filed, on_track, past (past their date), late, completed, with_cc, completed_with_cc and extensions. |
months_late | The average and median months late, and the late projects in bands (0 to 6, 6 to 12, 12 to 24, 24 to 36, over 36). |
late.rows[] | Each late project: rera_id, name, developer, district, kind, units, registration and completion dates, months_past, any notice and extension, and its completion certificate if held. |
due.rows[] | Projects due in the next 6 or 12 months, with days_to their date. |
developers.rows[] | Developers ranked by delay: projects, past, late, share late, average and longest months late. |
certificates.rows[] | Completion certificates issued in the window: number, date, applicant, site, what it was issued for, the permit it cites, and the filing it matches with how (tier). |
matching | How the certificates were matched across the register: by letter number, by serial, possible and ambiguous. |
page_url, export_url | The same view in LandLens. export_url downloads it in a signed-in browser only. |

Which apartment projects in Chennai are more than two years late, and which developers run late most often?
Your AI reads the late table for that band and the developer ranking, and lists them.
Responses
Every answer has the same envelope. What status can say for this call:
| status | What it means |
|---|---|
ok | The tables were read. |
not_found | The register has not been read yet, so there are no delivery figures. message says so. |
scope_denied | HTTP 403, nothing charged. The account behind the credential does not hold the enterprise plan (reason enterprise_plan, with plan_url), Intelligence is paused on the account (access_paused), or the day's allowance of rows read over the API is used (row_limit, with retry_after). |
Where the data comes from
The completion dates, status and extension notices on the Tamil Nadu real estate project register, and the CMDA completion certificate register, matched to the filings by the planning permission letter or serial number they cite.
Every filing on the register since 2017, in all 38 districts. Completion certificates are held for the Chennai Metropolitan Area only, because CMDA issues them there.
The figures are rebuilt every night from our copy of the register. as_of gives the time of the last rebuild and the date the certificate register was last read.
Late means the filed completion date has passed and neither a completed status on the register nor a CMDA completion certificate says otherwise. An extension notice is shown beside the row and counted, never netted off, because the filed date is the promise the buyer signed against. A certificate is matched when it cites the filing's permit letter or serial number, and possible when the match is partial.
Who uses it
Lenders and approved project desks
Flag projects past their date before disbursing the next tranche, and watch what is due this quarter.
Buyers' advocates and associations
Show how far a project is past its filed date, with the extension notices on record.
Research desks
Rank developers by how often and how far they run late, district by district.
Limits and good practice
- Late is a fact about the filing, not a verdict on the site. No progress reports are published, so a project can be nearly finished and still late on the record.
- A completed filing outside the Chennai Metropolitan Area has no certificate to match. That is not a finding against it.
- The certificate register is read to the date in as_of.certificates; a certificate issued later is not in the answer yet.
- A possible certificate match agrees only in part. Read the certificate before relying on it.
Pricing
Delivery Monitor costs nothing per call. LandLens Intelligence is part of the enterprise plan: the plan is the only requirement, and a credential on an account without it is refused with nothing charged. Credits come from the same LandLens wallet as the chat and the minis. How billing works.
Free calls have an hourly and daily allowance. For more than that, or a platform built on these registers, we set up limits and a plan to match.
Questions
Is there an API for delayed real estate projects in Tamil Nadu?
Yes, this one. It returns every registered project past its filed completion date with the months late, plus what is due and the certificates issued, as JSON over HTTPS or MCP.
How much does it cost?
No credits. It needs the LandLens enterprise plan; without it the call answers scope_denied with the plan page and nothing is charged.
Does an extension change the months late?
It is shown, not netted off. Months late are counted from the filed completion date, the date the buyer signed against; where an extension is on record, extension_to carries the extended date and extension_open says whether it is still running.
Can I check one developer's delays?
Yes. Send developer_id (from intel_developer_profile or the developer table here) and every table is limited to that developer's projects.
